COMPLIANCE WITH RESPECT TO THE APARTMENT. The Allottee shall, after taking possession, be solely responsible to maintain the Apartment at his/her/their own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Building, or the Apartment, or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the Apartment and keep the Apartment, its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same in a fit and proper condition and ensure that the support, shelter etc. of the Building is not in any way damaged or jeopardized. The Allottee further undertakes, assures and guarantees that he/she/they would not put any sign- board/name- plate, neon light, publicity material or advertisement material etc. on the face facade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottee shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further, the Allottee shall not store any hazardous or combustible goods in the Apartment or place any heavy material in the common passages or staircase of the Building. The Allottee shall also not remove any wall including the outer and load bearing wall of the Apartment. The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Vendor/ Developer and thereafter the Association and/or maintenance agency appointed by Association. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

The Allottee Allottees shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditionsaforesaidconditions. DISHONOUR OF PAYMENT INSTRUMENTS In the event of dishonour of any payment instruments or any payment instructions by or on behalf of the Allottees for any reason whatsoever, then the same shall be treated as a default and the Promoter may at its sole discretion be entitled to exercise any recourse available herein. Further, the Promoter shall intimate the Allottees of the dishonour of the cheque and the Allottees would be required to promptly tender a Demand Draft of the outstanding amounts including interest at the Applicable Interest Rate from the due date till the date of receipt by the Promoter of all the amounts including the dishonour charges of Rs. 5000/- (Rupees Five Thousand only) (for each dishonour). In the event the said Demand Draft is not tendered within 7 (seven) days then the Promoter shall be entitled to cancel the allotment, subject to provisions hereunder. In the event the Allottees comes forward to pay the entire outstanding amounts, interest and penalty thereof, the Promoter may consider the same at its sole discretion. In the event of dishonour of any cheque, the Promoter has no obligation to return the original dishonouredcheque.

The Subject to para 12 above, the Allottee shall, after taking possession, be solely responsible to comply with the house rules as per Schedules hereto and maintain the Designated Apartment at his/her/their her own cost, in good repair and condition and shall not do or suffer to be done anything in doorsuffertobedoneanythingin or to the Building, orthe Designated Apartment,or the Apartment, or the common areas including staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be atrium(ifany) orthecompoundwhichmaybe in violation of any laws or rules of any authority or change or alter or make additions to the Designated Apartment and keep the Designated Apartment, its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same in a fit and proper condition and ensure that the support, shelter etc. of the Building is not in any way damaged or jeopardized. The Allottee further undertakes, assures and guarantees that he/she/they she would not put any sign- board/name- board / name-plate, neon light, publicity material or advertisement material etc. on the face facade façade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottee Allottees shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry paintingoftheexteriorside ofthewindows orcarry out any change anychange in the exterior elevation theexteriorelevation or design. Further, Further the Allottee shall not store any hazardous or combustible goods in the Designated Apartment or place any heavy material in the common passages or staircase of the Building. The Allottee shall also not remove any wall including the outer and load bearing wall of the ApartmentDesignatedApartment. The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Vendor/ Developer Promoter and thereafter the Association association of Allottees and/or maintenance agency appointed by Associationassociation of Allottees. The Allottee shall also not change notchange the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change changes in the exterior elevation or design. Further, Further the Allottee shall not store any hazardous or combustible goods in the Apartment or place any heavy material in the common passages or staircase of the BuildingSaid Block. Besides these, the Allottee shall also abide by the Covenants mentioned in Schedule-H subject to the Easements mentioned Schedule-I. The Allottee further undertakes to make timely payment to the relevant electricity board towards the electricity consumed by it in respect of its Apartment as per the invoice and/or bill raised by such electricity board.
