Warm Shell definition

Warm Shell means Bare Shell with complete building atriums, all fittings, air conditioning ducts, electrical distribution and fire fighting, electricity provisions on each floor up to the shaft, 100% power back up including power back up for air conditioning system and back up air conditioning provision for the office area up to Air Handling Unit (AHU) on each floor.
Warm Shell means improvement to include the following, provided that code-based requirements shall mean Applicable City Regulations: (i) finished-dry-walled paint-ready demising and perimeter walls, HVAC (heating, ventilating, and air conditioning) primary distribution and secondary distribution (if required) to the space, stubbed domestic water line, stubbed gas line (if required), open ceilings with standard insulation (no special insulation for sound acoustics) and ceiling lighting, temporary life safety systems to the extent required by Applicable City Regulations, live fire sprinklers (heads turned down), the minimum code required restroom(s) with basic relative commercial grade finishes, utility connection roughs to the space, all in compliance with Applicable City Regulations; (ii) electrical system provided from the service point-of-entry distributed to main electrical room containing switchgear, to the transformers and panel boards that shall distribute each space by floor, whereby a branch electrical panel shall be installed including branch wiring and minimum code required outlets, and any other lighting required by Applicable City Regulations; (iii) floor pours up to finished grade (without finished materials i.e., carpeting, staining, etc., including subgrade preparation (foam orother fill material below finished floor where applicable), in a manner allowing for provision of plumbing to be located under the slab; and (iv) a space for mechanical equipment, trash and recycle rooms outside of the space provided in reasonable proximity to the space (in the case of the trash and recycle rooms, it shall be on the ground floor).
Warm Shell means the structure, floor slabs, elevators, stairs, roof and exterior glazing and facade of the Building (including the structure, floor slab, roof and exterior glazing and facade of the enclosed bridge) with the following services installed in, and distributed to the core of each floor of, the Building and, as applicable, with connections for horizontal extensions within the tenant demised areas: water, sewer, electrical, fire, life safety and HVAC. The date upon which Landlord has substantially completed construction of the Warm Shell shall be referred to as the “Warm Shell Completion Date”.

Examples of Warm Shell in a sentence

  • After normal business hours will be via controllable lift access arrangements which will be provided as part of the base building with access at a minimum via the “Xxxxxxxxx Street shared lobby” (and potentially via the through site link) which will be provided as part of the Warm Shell scope.

  • The structure has an occupancy classification of X-0 Xxxxxxxxx 0 Xxxxxxx, X at support services, A-3 zoned occupancy, and non-separated at Warm Shell.

More Definitions of Warm Shell

Warm Shell means such New Building(s) are in a shell condition with the following systems/improvements in place: heating, ventilation and air-conditioning units and main distribution loops, an 800 amp, 277/480 volt electrical panel, governmentally required stair exits, fire-sprinklers and restrooms. Tenant shall lease the entire New Building Space contained in such New Building(s) on the same terms and conditions as the other Buildings, except as follows:
Warm Shell means that the Landlord shall deliver the Building with the items set forth on Exhibit “C” completed.

  • Load Shedding means the systematic reduction of system demand by temporarily decreasing load in response to transmission system or area capacity shortages, system instability, or voltage control considerations under Tariff, Part II or Part III.
