Usable floor area definition

Usable floor area means the aggregate of the areas of the floor or floors in a storey or a building excluding, unless otherwise specified, any staircase, public circulation space, lift landings, lavatories, water-closets, kitchens in flats, and any space occupied by machinery for any lift, air-conditioning system or similar service provided for the building.
Usable floor area means the net floor area of a building where persons may move about and carry on the usual tasks for working and living but does not include: restrooms and lounges, stairwells, elevators and escalator shafts, building equipment and service areas, entrance and elevator lobbies, stacks and shafts, freezer and coolers areas, storage and stock rooms, and other building elements where patrons would not normally be allowed.
Usable floor area or “UFA” means the usable floor area defined under the “Code of Practice for the Provision of Means of Escape in Case of Fire 1996” or as the same may be amended from time to time.

Usable floor area means the area of a room or rooms used or intended to be used for service to the public and/or net floor area of a building used to promote or administer business and trade, excluding storage and service areas.
Usable floor area means (i) where a tenant has leased or occupied an entire floor in the Building, the Rentable Area of the Premises, or, (ii) where a floor is leased or occupied by more than one (1) tenant, all floor area from the inside face of the outer building glass surfaces and from the inside face of the outer building masonry walls to the tenant's side of corridors and/or other permanent partitions and to the centre of partitions that separate the Premises from adjoining tenants' premises (whether occupied or not) but excluding elements of the Building that penetrate through the floor to areas below, such as stairs, elevator shafts, flues, pipe shafts, and vertical ducts and their enclosing walls. The definitions in this paragraph are in accordance with the standard method of measuring floor area in office buildings as sanctioned by the Building Owners and Managers Association International (BOMA) as of June 21, 1989.
Usable floor area means the floor area in a room exclusive of space used for entrance, vestibules, closets, toilet areas and bathing areas.
