Trade Fixtures means Lessee’s machinery and equipment that can be removed without doing material damage to the Premises. When possible, Tenant shall cause its Tenant- Owned Alterations and Utility Installations, Trade Fixtures, furnishings, equipment and all other personal property to be assessed and billed separately from the real property of Landlord.
