Tenant’s Repair Obligations also includes the routine maintenance of the load bearing and exterior walls of the Building, including, without limitation, any painting, sealing, patching and waterproofing of such walls.

In addition to the above requirements of this Article 15, upon the expiration of the Lease Term, or upon any earlier termination of this Lease, Tenant shall, surrender the Premises in satisfaction of the terms and conditions of Section 7.1 of this Lease, above, including without limitation, Tenant’s Repair Obligations.

Tenant shall, throughout the Lease Term, cause all future Facilities Management Representatives to continue to maintain materially consistent levels of capability and expertise with the levels of the Facilities Management Representative as of the date of this Lease, and apply such then-current Facilities Management Representative to the Premises as reasonably required to satisfy Tenant’s Repair Obligations.
