Sublease Base Rent definition

Sublease Base Rent means the following base rents to be paid by Subtenant under this Sublease: - From the Sublease Rent Commencement Date of April 27, 1996 through August 31, 1997, $20.00 per Rentable Sublease Square Foot per annum ($20.00 X 13,324 X 1/12 = $22,206.67 per month). - From September 1, 1997 through August 31, 1999, $22.00 per Rentable Sublease Square Foot per annum ($22.00 X 13,324 X 1/12 = $24,427.33 per month). - From September 1, 1999 through August 31, 2001, $24.00 per Rentable Sublease Square Foot per annum ($24.00 X 13,324 X 1/12 = $26,648.00 per month).
Sublease Base Rent. (as defined in the Sublease) has been paid in full through September 30, 2011 and “Sublease Percentage Rent” (as defined in the Sublease) has not been paid for 2011;
Sublease Base Rent. (as defined in the Sublease) shall be prorated as of the date hereof. To the extent Rent for month in which the Effective Date is received by either Assignor or Assignee following the Effective Date, the recipient shall promptly pay to the non-recipient, such non-recipient’s pro rata share of such rent. “Sublease Percentage Rent” (as defined in the Sublease) for year 2011 shall, to the extent paid by Sublessee, be prorated (with a proration adjustment of the Effective Date) between the Assignor and Assignee promptly after Assignee’s or Assignee’s receipt thereof. Sublessee shall make all future payments of rent and other amounts payable under the Sublease to Assignee, as contemplated by Section 14 hereof, and shall have no obligation to see to the proper allocation of any such payments between Assignor and Assignee.

Examples of Sublease Base Rent in a sentence

  • Thereafter, during the term of this Sublease, Base Rent shall be paid in advance on the first day of each calendar month.

  • All Sublease Base Rent and Sublease Additional Rent and/or any other charges herein reserved, included, or agreed to be treated as Rent, shall be payable: at the office of Sublandlord at 000 Xxxxx Xxxxxx, Suite 1200, San Francisco, CA, or at such other place as Sublandlord may from time to time designate by notice in writing.

  • If neither party elects to terminate this Sublease prior to the taking, this Sublease shall remain in effect but this Sublease shall terminate as to the portion of the Subleased Premises so taken and Sublease Base Rent and Sublease Additional Rent shall be proportionally adjusted based on the remaining portion of the Subleased Premises.

  • For all Notice Periods in the Master Lease that have a duration of less than six (6) days, Directrix' Notice Period shall be half of the number of days in such Notice Period that Playboy has, rounded down to the nearest whole integer, except as relating to payment of Sublease Base Rent, in which case Directrix shall have three (3) days to observe or perform.

  • Such Holdover Amount shall not include the regular (non-premium) rental amount under Tenant’s existing sublease space (the “Sublease Base Rent”) and Landlord shall have no liability for such amount (and if Tenant is in other temporary space instead of the existing sublease space, such Holdover Amount shall not include the amount equal to the Sublease Base Rent for any period Tenant is in such temporary space).

  • All monthly installments of Sublease Base Rent shall be paid on the first (1st) day of each and every calendar month without prior notice or demand, abatement, set-off or deduction whatsoever.

  • Sublease Base Rent for any partial months shall be prorated on a per diem basis.

  • During the Sublease Term, Subtenant agrees to pay the Sublease Base Rent, Subtenant's Proportionate Share of Project Direct Expense, and any and all other additional rent and other payments (including late charges, interest, and fees) corresponding to the Sublease Space and due under the Master Lease, directly to Landlord at the times and in the manner required under this Sublease or under the Master Lease, as appropriate.

  • The first monthly installment of Sublease Base Rent shall be due and payable upon full execution of this Sublease.

  • In addition to paying the Sublease Base Rent specified in Section 3.1 above, Directrix shall pay "Directrix' Share" of the annual "Operating Expenses," as the quoted terms are defined below.

Sublease Base Rent. The Base Sublease Rent per square foot shall be: Months: Base Rental Rate: 10/01/04-11/30/04 $0.00 NNN 12/01/04-12/31/05 $0.95 NNN 01/01/06-12/31/06 $0.99 NNN 01/01/07-12/31/07 $1.03 NNN 01/01/08-12/31/08 $1.28 NNN 01/01/09-02/28/2010 $1.32 NNN Sublease Additional Rent: In addition to the Sublease Base Rent, Sublessee shall pay to Sublessor, beginning on the Commencement Date and continuing throughout the Lease Term as Sublease Additional Rent (i) 100% as to amounts applicable solely to the Subleased Premises and Sublessee's Share (as defined below) as to amounts applicable to Building 8, the Project and the Common Area of all taxes, assessments, fees and other impositions payable by Sublessor in accordance with the provisions of Article IX of the Prime Lease and insurance premiums payable by Sublessor in accordance with the provisions of Article VII of the Prime Lease, (ii) Sublessee's Share of Operating Expenses as defined below, (iii) any other charges, costs and expenses (including appropriate reserves therefor) whether or not contemplated which may arise under any provision of the Prime Lease during the Sublease Term and are payable by Sublessor as "Lessee" thereunder, and (iv) a management fee equal to 3% of the Base Rent payable by Sublessor under the Prime Lease which management fee will be paid over to Prime Lessor. The management fee shall be due and payable, in advance, with each installment of Sublease Base Rent. All of such charges, costs, expenses, management fees and all other amounts payable by Sublessee hereunder, shall constitute Sublease Additional Rent, and upon the failure of Sublessee to pay any of such charges, costs or expenses, Sublessor shall have the same rights and remedies as otherwise provided in this Sublease for the failure of Sublessee to pay Sublease Base Rent.
Sublease Base Rent. The Base Rent payable hereunder shall initially be payable at the rate of $1.75 per rentable square foot of the Sublease Premises per month, or $21.00 per rentable square foot of Sublease Premises per annum (which, upon the Sublease Rent Commencement Date of the last Sublease Premises Portion to be delivered by Sublandlord to Subtenant hereunder, equates to $10,632,657 per annum, payable in the amount of $886,054.75 per month), payable in the manner set forth in Paragraph 6 below. As described in Paragraph 6 below and in Exhibit D attached hereto, the Sublease Base Rent rate will escalate by three percent (3%) per annum as of (a) the date that is one (1) year after the date on which the Sublease Rent Commencement Date occurs for that Sublease Premises Portion which, when added to the rentable square footage of those Sublease Premises Portions for which the Sublease Rent Commencement Date has previously occurred, shall cause the aggregate rentable square footage of the Sublease Premises Portion for which the Sublease Rent Commencement Date has occurred to exceed 225,000 rentable square feet (the “Initial Adjustment Date”), and (b) each anniversary of the Initial Adjustment Date thereafter (each, an “Adjustment Date”). Related to Sublease Base Rent

  • Base Rent As defined in Section 3.1.

  • Monthly Rent means the monthly installment of Minimum Annual Rent plus the monthly installment of estimated Annual Operating Expenses payable by Tenant under this Lease.

  • Basic Rent means Basic Rent as defined in Paragraph 6.

  • Fixed Rent shall have the meaning set forth in Section 1.1 hereof.

  • Renewal Rent for the Aircraft means the rent payable therefor in respect of a Renewal Lease Term determined pursuant to Section 17.2.2 of the Lease.

  • Rent as used in this Section 21 shall be deemed to be and to mean all sums of every nature required to be paid by Tenant pursuant to the terms of this Lease, whether to Landlord or to others. As used in Sections 21(c)(ii)(A) and (B), above, the “worth at the time of award” shall be computed by allowing interest at the Default Rate. As used in Section 21(c)(ii)(C) above, the “worth at the time of award” shall be computed by discounting such amount at the discount rate of the Federal Reserve Bank of San Francisco at the time of award plus 1%.

  • Minimum Rent means Forty-Four Million Four Hundred Eleven Thousand Six Hundred Eighteen and 00/100ths Dollars ($44,411,618.00), subject to adjustment as provided in Section 3.1.1(b).

  • Additional Rent means all amounts payable by the Tenant under this Lease except Base Rent, whether or not specifically designated as Additional Rent elsewhere in this Lease;

  • Gross Rent means the rent for a set-aside unit, including any applicable utility allowances, in compliance with the rent limits applicable to the property for 2020. Gross rent does include optional fees included in the household’s lease, including but not limited to, washer/dryer, cable, parking, etc., as long as they are included in the lease or addendums to the lease. In addition, when a utility that is purchased from or through a local utility company by the Development, who in turn bills residents for actual consumption of the utility will also be eligible when the applicable utility allowance for the Development includes a deduction for the utility and the household’s lease specifies that the resident is responsible for the utility.

  • Expansion Space means any space in the Building which, at any time during the Lease Term, is occupied by a Person other than Landlord under a written lease with Landlord, and the term “Tenant’s Expansion Space” means Expansion Space which Tenant has elected to lease as provided in this paragraph. Landlord agrees to notify Tenant promptly after Landlord learns that any Expansion Space is or will become available. Subject to the prior rights of other tenants to whom Landlord has granted substantially similar rights, Tenant has the option to lease any Expansion Space which Landlord notifies Tenant is or will become available. If Tenant gives Landlord notice of its exercise of this option within thirty (30) days after notification from Landlord of the availability of the Expansion Space and if no Event of Default exists when Tenant’s notice is given, this Lease will be deemed to be amended to include Tenant’s Expansion Space as part of the Premises for the remainder of the Lease Term upon all of the same terms contained in this Lease except that (i) the Rentable Area of the Premises will be amended to include Tenant’s Expansion Space; (ii) Tenant’s Share will be increased to include the rentable area of Tenant’s Expansion Space; (iii) the Term Commencement Date with respect to Tenant’s Expansion Space will be the earlier of sixty (60) days after the date on which Tenant’s Expansion Space becomes vacant and ready for occupancy (provided that date is at least sixty (60) days after Tenant exercises its option to lease the Expansion Space), or the date on which the Expansion Space is first occupied by Tenant; (iv) if Tenant’s Expansion Space contains a rentable area of 10,000 square feet or more, and if there are less than three (3) Lease Years remaining in the Lease Term, the Lease Term will be extended to include three (3) full years from the Term Commencement Date with respect to Tenant’s Expansion Space; and (v) subject to adjustment during each Fixed Rental Period as provided in Exhibit E, Basic Rent for each year of the remaining Lease Term (as it may be extended) will be the greater of (a) the Basic Rent last paid by the Person most recently occupying Tenant’s Expansion Space or (b) Market Rent determined as provided in the Rent Rider attached as Exhibit E. If Tenant exercises this option, Tenant’s Expansion Space will be leased to Tenant in its “as is” condition and Tenant will, at its expense and in compliance with the provisions of Section 7.06, design and construct all Improvements desired by Tenant for its use and occupancy. Landlord and Tenant agree to execute such amendments to this Lease and other instruments as either of them considers necessary or desirable to reflect Tenant’s exercise of this option.

  • Base Monthly Rent means the fixed monthly rent payable by Tenant pursuant to Section 3.1 which is specified in Section K of the Summary.

  • Net Rent means all rental Landlord actually receives from any reletting of all or any part of the Premises, less any indebtedness from Tenant to Landlord other than Rent (which indebtedness is paid first to Landlord) and less the Re-entry Costs (which costs are paid second to Landlord).

  • Annual Base Rent means the business’s annual lease payment minus taxes, insurance and operating or maintenance expenses.

  • Lease Year means each consecutive twelve-month period beginning with the Commencement Date, except that if the Commencement Date is not the first day of a calendar month, then the first Lease Year shall be the period from the Commencement Date through the final day of the twelve months after the first day of the following month, and each subsequent Lease Year shall be the twelve months following the prior Lease Year.

  • Annual Rent means the amount payable by Tenant to Landlord in respect of each year of the Term under Article 4.01.

  • Monthly Base Rent The monthly rent specified in Section 1.01(8).

  • Base Rental means the sum of Seven Hundred Nineteen Thousand Two Hundred Sixty-Eight and NO/100 Dollars ($719,268.00), payable by Tenant to Landlord in sixty (60) monthly installments as follows:

  • Initial Rent means [ ] (£[ ]) STERLING yearly (exclusive of any VAT);

  • Additional Rental has the meaning set forth in Section 4.03.

  • Excess Rent means the excess of (a) all consideration received by Tenant from a Transfer over (b) Rent payable under this Lease after deducting reasonable tenant improvements paid for by Tenant, reasonable attorneys’ fees and any other reasonable out-of-pocket costs paid by Tenant as a result of the Transfer (but specifically excluding any Rent paid to Landlord while the Premises is vacant).

  • Lease Rentals means, for any period, the aggregate amount of fixed rental or operating lease expense payable by the Company and its Restricted Subsidiaries with respect to leases of real and personal property (excluding Capital Lease Obligations) determined in accordance with GAAP.

  • Parking Space The County shall attempt to provide adequate free parking facilities for employees within a reasonable distance of their work locations.

  • Rentable Area of the Premises The amount of square footage set forth in Section 1.01(10).

  • Storage Space means a space where goods of non-hazardous nature are stored and includes cold storage and banking safe vaults;
