In disbursing funds, Escrow Holder shall debit or credit (as provided herein) all Buyer's Costs, Seller's Costs, prorate all matters based on the approved Proration and Expense Schedule, the Deposit and the balance of the Purchase Price for the Property to Seller; and disburse the remaining funds, if any, to Buyer.
If such costs exceed the amount of the established escrow, Buyer shall, upon demand by Seller, pay such additional costs to Seller within ten (10) days of such demand, and provided further that the amount by which this deposit exceeds the Seller's Costs, if any, shall be returned to Buyer.
