Rentable Square Foot definition

Rentable Square Foot means rentable square footage of the Improvements, as determined in accordance with the Standard Method for Measuring Floor Area in Office Buildings ANSI Z65.1-1996), as promulgated by the Building Owners and Managers Association (BOMA) International or any successor entity.
Rentable Square Foot. Rentable Square Feet" and "Rentable Square Footage" shall refer to the rentable square footage of any space leased by Tenant hereunder, as calculated by Landlord.
Rentable Square Foot or “Rentable Square Feet” or “Rentable Square Footage” or “Rentable Area” means, as to both the Premises and the other Project space, the respective measurements of floor area as may from time to time be subject to lease by Tenant and all other tenants of the Project, respectively, together with an equitable portion of the Common Area serving the Premises and other Project premises, respectively, as determined by Landlord from time to time in accordance with the Architect’s statement of measurement in accordance with the Measurement Methodology. Any adjustments to the Rentable Square Footage of the Premises or the other Project premises will be made by Landlord following the Architect’s statement of measurement of the actual Rentable Square Footage. The Rentable Square Footage of the Restaurant Space will include measured space from the outside of each exterior wall which is also a wall of such premises to the drip line of the building in which such premises are located and an equitable portion of the Common Area serving such spaces, as determined by Landlord from time to time in accordance with the Measurement Methodology.

  • Rent shall be based upon a proposed rental rate per Rentable Square Foot (RSF), limited by the offered rate and the maximum ABOA SF solicited under this RLP.

More Definitions of Rentable Square Foot

Rentable Square Foot means a unit of one square foot of a Rentable Square Foot Area.
Rentable Square Foot the term "Rentable Square Feet" or the term "RSF" shall mean the area of any such space within the Premises as so computed):
Rentable Square Foot refers to space in the entire Floor Area of the Building including all Usable Square Feet and the Core Areas; (24) "Core Areas" means the HVAC installations, elevators, stairs, restrooms, entries and lobbies which would be shared by tenants in a multi-user building; (25) "Amenities" means common walkways, driveways, sidewalks, landscaping, parking spaces and driveways which are part of the Bayview Business Park and which are defined as "Common Area" in the CC&Rs (but are, in this Lease, referred to as Amenities to avoid confusion; (26) "Park" means the Bayview Business Park located in San Rafael, California; (27) "Association" means the Bayview Business Park Owners Association established pursuant to the CC&Rs; (28) "Completion Date" means the date on which the Premises (inclusive of Tenant Improvements), Building Shell, Core Areas and Common Area are Substantially Complete; (29) "Substantially Complete" or "Substantial Completion" means completion of the construction in all material respects, but not including minor, cosmetic or "punch-list" items, which will be deemed achieved upon issuance of a temporary or permanent Certificate of Occupancy (or signed-off permit in the event that the municipality does not issue separate Certificates of Occupancy); (30) "Shell" or "Building Shell" refers to the basic structure, floor divisions and external finish of the building including, without limitation the exterior walls, roof, foundation and floors; (31) "Tenant Delays" shall mean any delay resulting directly and primarily from Tenant's failure to cooperate or to timely cooperate, timely provide
Rentable Square Foot and “RSF,” as used herein, shall mean the figures which Landlord and Tenant have agreed to use for calculation of Rental (as defined hereinafter) and Tenant’s Additional Rental (as defined hereinafter) and other matters referenced in this Lease. The Rentable Square Feet of the Leased Premises is set forth in Section 1.1(b) above, and the Rentable Square Feet of Building 11 is 125,806 and the Rentable Square Feet of Building 10 is 125,822 (all such figures referenced in this subparagraph (c) have been agreed upon by Landlord and Tenant prior to the date hereof, are conclusive for all purposes of this Lease, and are not subject to change for any reason whatsoever).
Rentable Square Foot and “Rentable Square Feet” means the rentable square footage of the Premises or the Building, as the case may be, determined by Txxxxx’s architect in general accordance with a modified American National Standard Method of Measuring Area in Office Buildings of the Buildings Owners Association International’s Standard Method of Measuring Floor Area in Office Buildings (ANSI/BOMA Z65.1-2010) and adjusted based on a load factor of thirty-three and one-half of one percent (33.5%), which measurement shall not be changed except in connection with a change in the physical size of the Premises or Building in accordance with this Lease.
Rentable Square Foot or “Rentable Square Feet” is being defined and employed herein only for purposes of making certain Rent calculations in the express manner set forth herein. Landlord and Tenant further agree that neither party shall have any right to dispute the Rentable Square Feet of the Premises, and the parties waive any claim in connection with the measurement of the Premises, regardless of whether the Premises is found to contain more or less Rentable Square Feet. Landlord and Tenant agree that as of the date of this Lease, the Building is conclusively deemed to contain 566,712 RSF for the purpose of calculating Tenant’s Proportionate Operating Share (the “Operating Share Denominator”) and 577,923 RSF for the purpose of calculating Tenant’s Proportionate Tax Share (the “Tax Share Denominator”). If, during the Term, Landlord shall construct an addition to the Building resulting in an increase in the rentable area thereof, then upon completion of such construction, Landlord shall notify Tenant of (i) the revised Operating Share Denominator and the adjusted Tenant’s Proportionate Operating Share and/or (ii) the revised Tax Share Denominator and the adjusted Tenant’s Proportionate Tax Share, as applicable (it being agreed that such adjustment(s), if any, shall take effect on the first day of the first month following the month in which such construction of additional rentable area is complete).
