Phase 2 Development definition

Phase 2 Development means the construction or redevelopment of Phase 2, including all interim Construction Phases therein, of the Large-Scale Development Project, as more particularly set forth in Section 6.2 of this Declaration.
Phase 2 Development means that a tribe has engaged the Borrower to commence preparing schematic designs and drawings sufficient to allow a formal construction budget and timeline to be gathered by accepting the Phase 2 deliverables in writing as required by an executed Memorandum of Terms.
Phase 2 Development means the Construction Work of Buildings to be performed and completed by Tenant as the second Phase of the Project, including the construction and Substantial Completion of the Retail Portion and the Off-Premises Improvements, as set forth in the Project Commitments and the Approved ULURP Application.

Examples of Phase 2 Development in a sentence

  • Subject to Section 3.11, starting with respect to the first (1st) Fiscal Year after the Substantial Completion Date for the Phase 2 Development and continuing for each subsequent Fiscal Year thereafter until the Expiration Date, Tenant shall pay Percentage Rent in respect of the Parking Garage and Retail Portion to Landlord in accordance with this Section 3.4.

  • If a PLA covering Construction Work for the Phase 1 Development and the Phase 2 Development is delivered to Landlord and Lease Administrator by December 31, 2014, then PILOT shall be in the amounts and on the dates specified in Schedule 2 attached hereto.

More Definitions of Phase 2 Development

Phase 2 Development means the development and construction of the improvements described as “Phase 2 Development” in the Development Plan attached hereto as Exhibit B.
Phase 2 Development means the erection on the remainder of GPEL’s land (as shown outlined in red on Plan 6 attached at Schedule 17) (but not on the Demised Premises) of research and development buildings (Use Class B1(b) with a combined floor area of up to 34,220 square meters (GEFA) excluding plant) including means of access (with the provision of an internal link road), strategic landscaping and associated infrastructure including parking and including the Enabling Infrastructure Works; Planning Act: means the Town and Country Planning Axx 0000 as amended; Planning Agreement: means an agreement or unilateral undertaking under section 106 of the Planning Act required to obtain the grant of the Planning Consents; Planning Amenity Building Consent: means full planning permission for the Amenity Building which is satisfactory to the Landlord in its discretion Planning Appeal: means: (a) (a)submission of an appeal to the Secretary of State pursuant to the Planning Act following a Refusal; or (b) (b)reference of a Planning Application to the Secretary of State under section 77 of the Planning Act; or (c) (c)submission of an application under Section 73 of the Planning Act for the grant of permission without complying with an Unacceptable Condition; Planning means an application for any of the Planning Consents in accordance with the terms of this Agreement which term shall

Related to Phase 2 Development

  • Infill development means new construction on a vacant commercial lot currently held as open space.

  • site development plan means a dimensioned plan drawn to scale that indicates details of the proposed land development, including the site layout, positioning of buildings and structures, property access, building designs and landscaping;

  • Major development means an individual “development,” as well as multiple developments that individually or collectively result in:

  • Planned development means a real property development other than a community apartment project, a condominium project, or a stock cooperative, having either or both of the following features:

  • Commercial Development means any development on private land that is not heavy industrial or residential. The category includes, but is not limited to: hospitals, laboratories and other medical facilities, educational institutions, recreational facilities, plant nurseries, car wash facilities, mini-malls and other business complexes, shopping malls, hotels, office buildings, public warehouses and other light industrial complexes.

  • Cluster development means a contiguous cluster or

  • municipal spatial development framework means a municipal spatial development framework adopted by the Municipality in terms of Chapter 5 of the Municipal Systems Act;

  • Development means any man-made change to improved or unimproved real estate, including, but not limited to, buildings or other structures, mining, dredging, filling, grading, paving, excavation or drilling operations, or storage of equipment or materials.

  • spatial development framework means the Mhlontlo Municipal Spatial Development Framework prepared and adopted in terms of sections 20 and 21 of the Act and Chapter 2 of this By-Law;

  • Substantial development means any development of which the total cost or fair market value exceeds two thousand five hundred dollars, or any development which materially interferes with the normal public use of the water or shorelines of the state; except that the following shall not be considered substantial developments for the purpose of this chapter:

  • Existing development means development, other than that associated with agricultural or forest management activities, that meets one of the following criteria:

  • Development Area means that area to which a development plan is applicable.

  • Research and development facility means an establishment engaged in laboratory, scientific, or experimental testing and development related to new products, new uses for existing products, or improving existing products. The term does not include an establishment engaged in efficiency surveys, management studies, consumer surveys, economic surveys, advertising, promotion, banking, or research in connection with literary, historical, or similar projects.

  • Mixed use development means a Building used, designed or intended for Residential and Non-Residential uses, where:

  • Commencement of Development means the date on which any material operation (as defined in Section 56(4) of the Act) forming part of the Development is begun other than (for the purposes of this Deed and for no other purpose) operations consisting of site clearance, demolition work, archaeological investigations for the purpose of assessing ground conditions, remedial work in respect of any contamination or other adverse ground conditions, diversion and laying out of services, erection of any temporary display of site notices or advertisements and “Commence Development” shall be construed accordingly

  • Economic development project means land and existing or planned improvements suitable for use by an industrial or commercial enterprise, or housing development, or the protection of the environment, including, but not limited to, groundwater or surface water. Economic development project includes necessary buildings, improvements, or structures suitable for and intended for or incidental to use as an industrial or commercial enterprise or housing development; and includes industrial park or industrial site improvements and port improvements or housing development incidental to an industrial or commercial enterprise; and includes the machinery, furnishings, and equipment necessary, suitable, intended for, or incidental to a commercial, industrial, or residential use in connection with the buildings or structures.

  • New development means development resulting from the conversion of previously undeveloped land or agricultural land uses.

  • Development Works means the external development works and internal development works on immovable property;

  • Development Project means a project for the development of land within a project area.

  • Research and development means (1) theoretical analysis, exploration, or experimentation; or (2) the extension of investigative findings and theories of a scientific or technical nature into practical application for experimental and demonstration purposes, including the experimental production and testing of models, devices, equipment, materials, and processes. Research and development does not include the internal or external administration of radiation or radioactive material to human beings.

  • Residential Development means lands, buildings or structures developed or to be developed for residential use;
