Parking Deck definition

Parking Deck means that certain parking deck containing approximately 642 spaces to be constructed on the Property in accordance with the terms and conditions of this Work Letter, in accordance with the Approved Construction Drawings, as such term is defined herein.

Parking Deck means and refer to the approximately 700 space parking garage to be constructed by Landlord on the Phase II Land in accordance with the Work Letter, for Tenant’s non-exclusive use under this Lease, except as otherwise provided herein.

Parking Deck means the parking deck located on the Land and connected to the Building which consists of a ground level plus six levels.

• All work to be performed by Landlord or Tenant shall in each case conform with all applicable laws, rules, ordinances, regulations, orders and requirements of all governmental or quasi-governmental bodies having jurisdiction and of the local board of fire underwriters, planning and zoning, or any other local body exercising similar or related functions or jurisdiction over any aspect of the Premises or the Parking Deck, as applicable.

• Without any limitation of the foregoing or Section 5.3 below, Landlord acknowledges and agrees that, provided that the Parking Deck may continue to be used as a parking facility on the lower levels, Landlord shall not unreasonably withhold, condition or delay its consent to modifications of the portion of the plaza level of the Parking Deck included within the Premises, so long as such modifications are made at Tenant’s sole cost and expense and are otherwise lawful and in accordance with this Lease.

• Tenant hereby covenants and agrees during the Term of this Lease not to bring, release, use or store Hazardous Materials in, on or above the Premises or the Parking Deck, except in compliance with the Environmental Laws and permits required thereby.

• Tenant shall indemnify and hold Landlord, its managers, directors, officers, employees and agents, harmless from and against any and all damages, penalties, fines, claims, liens, suits, liabilities, costs, judgments and expenses (including reasonable attorneys’ fees) of every kind and nature suffered by or asserted against Landlord as a result of any Hazardous Materials brought, released or used by Tenant or its agents on, in, above or under the Premises or Parking Deck.

• Landlord covenants and agrees to designate, prior to the opening of the children’s museum on the Premises, and maintain during the remainder of the Term of this Lease, a short term drop-off zone for school buses on Xxxxxxxx Street in reasonable proximity to the Parking Deck for the purpose of loading and unloading visitors to the children’s museum.

More Definitions of Parking Deck

Parking Deck means the approximately 600 space parking deck that is part of Project. Parking Deck will be clad with standard brick façade on the west facade and will be naturally ventilated. Parking Deck includes connected sitework, hardscape and landscaping. The Town shall pay the cost of constructing the Parking Deck as set forth in this Agreement. The Town shall allocate to County the use of at least 120 spaces in the Parking Deck for Library needs. The County has committed one million dollars ($1,000,000) toward the design and construction of the Parking Deck as discussed in Article VI. The County has paid the amount of $66,264 toward design costs, leaving a balance of $933,736 to be paid toward construction. The County and Town will share proportionately the Operational Costs of the Parking Deck incurred by Town (“Parking Deck Operational Costs”) as set forth in Ground Lease. Such Operational Costs shall be paid annually. The Parties shall set forth the allocation of County parking spaces; the method of determining the County’s share of Operational Cost of the Parking Deck, and such other matters as may be necessary or desirable in Ground Lease.
