The Landlord covenants with the Tenant that the Landlord shall, in its capacity as the owner of the Leased Premises, use all reasonable efforts to cause the Strata Corporation to maintain the Parking Facility as required by law.
The Parking Rent shall be paid by Tenant to (i) Landlord together with each monthly payment of Base Rent owing under the Lease or (ii) at Landlord's sole discretion, directly to the parking operator.
Landlord, at its cost or other tenants' cost, and without the same constituting a constructive or other eviction of Tenant and without incurring any liability to Tenant, may at any time and from time to time perform renovations, improvements, alterations, additions or modifications to the Building, the Premises, the Common Areas, the Parking Facility and/or the Building Systems (collectively, the “Renovations”).
The Tenant shall be entitled to usage of 5 designated spaces as well as the open commercial parking stalls located within the Parking Facility.
