Outside Area means that of the Plaza that is neither (a) leased to a tenant or which by Its nature is not leasable to a tenant for the purpose of sale of merchandise, or the rendition of services to the general public within a fully enclosed area nor (b) part of the Common Area. The Outside Area shall include, but not necessarily be limited to, all areas, (other than the “Common Area”) including parking areas, access road, driveways, retaining walls, landscaped areas, truck service ways or tunnels, utilities, pedestrian walks and outside courts, roofs, space, equipment, signs and special services provided by Landlord for the common or joint use and benefit of all tenants in the Plaza (including any expansion thereof to adjacent and contiguous land) their employees, agents, customers and other invitees.
Outside Area means all access roads, driveways, parking areas, loading docks and ramps, sidewalks, landscape areas, exterior lighting and other facilities located on the Parcel outside the exterior walls of the Building.

More Definitions of Outside Area
Outside Area means all portions of the Land outside the footprint of the Building, plus the “Main Access Area” (as such Main Access Area is shown on Exhibit B-1, but excluding (i) the area shown on Exhibit A-2 attached hereto and incorporated herein as the “Outside Athletic Area,” and (ii) the area shown on Exhibit A-2 as the “Loading Dock Area.” The “Outside Area” is more particularly shown on Exhibit A-2. The Outside Area shall include, without limitation except as set forth in the preceding sentence, all vehicle parking spaces or areas, roads, traffic lanes, driveways, sidewalks, pedestrian walkways, landscaped areas, signs, service delivery facilities, utility facilities and all other areas on the Land as may from time to time exist.
Outside Area means all areas and improvements within the Project that are outside of the Building. Tenant may use the Outside Area during the term of this Lease. Except during emergencies or by reason of force majeure or necessary maintenance, repair or construction, Landlord’s exercise of the rights in this Article will not ever prevent Tenant from having access to or the use of the Premises or a loading dock or the base building HVAC provided by Landlord, all or which are granted 24 hours per day, seven days per week, but such exercise will not under any circumstances require Landlord to compensate Tenant in any way, result in any Liabilities to Landlord, entitle Tenant to xxxxx rent, or reduce Tenant’s Lease obligations.

The approved rules and regulations shall be binding upon Tenant upon delivery of a copy of them to Tenant, and Tenant shall abide by them and cooperate in their observance. Such rules and regulations may be amended by Landlord from time to time, with or without advance notice, and all amendments shall be effective upon delivery of a copy to Tenant. Tenant shall have the nonexclusive right to use all parking spaces located in the Outside Area as outlined in red on Exhibit "A". Tenant shall not park or permit the parking of Tenant's vehicles or trucks or the vehicles or trucks of Tenant's employees, invitees, customers, suppliers or others, in any other portion of the Outside Area not designated by Landlord for such use by Tenant. Tenant shall not abandon any inoperative vehicles or equipment on any portion of the Outside Area. Tenant shall make no alterations, improvements or additions to the Outside Area. Landlord shall operate, manage, maintain, and repair the Outside Area in good order, condition and repair. Such maintenance and repair shall include parking lot sweeping, landscaping services, maintenance or repair or fountains, landscape irrigation systems, paving, sidewalks, fences and lighting.
