Net Usable Area definition

Net Usable Area means the areas within the external walls on the designated floors, including column spaces and internal partitions, electrical room, AHU room, staircases, dedicated service area on floor and toilets, but shall exclude , ledges/ elevation feature, duct and external building features;
Net Usable Area means all floor area in a tenant space, measured to the inside glass surface of the outer Building walls, to the interior side of corridors and other permanent partitions, and to the center of partitions that separate the tenant space from adjoining tenant spaces, without deductions for columns and projections necessary to the Building.
Net Usable Area means the usable floor area of a patient sleeping room excluding any vestibules (including door swings), toilet rooms, and built-in closets.

More Definitions of Net Usable Area

Net Usable Area shall have the same meaning as the term "net rentable area" defined in Section 1.1 above, except that it shall not include any bathrooms or elevator lobby areas. Landlord shall make disbursements of the allowance directly to Tenant's contractor at the same time and toward payment of the progress payments due the contractor from Tenant. The maximum amount of each such disbursement shall be equal to the total amount of the Finish Work allowance multiplied times a fraction, the numerator of which is the amount of the progress payment then due the contractor and the denominator of which is the total amount of the construction contract price for the Finish Work; provided, however, that in no event shall the amount of any such disbursement exceed the amount of the progress payment then due.
Net Usable Area means all floor area in the Leased Premises as measured to the exterior glass line and from centerline to centerline of all perimeter partitions, without deduction for columns and projections necessary to the Building. Tenant agrees to the Net Usable Area specified in the Office Lease Basic Information.
Net Usable Area is (i) in the case of a single tenancy floor, all space measured from the inside surface of the outer wall of the Building to the inside surface of the opposite outer wall, excluding only the areas ("Service Areas") within the outside walls used for building stairs, fire towers, elevator shaft flues, vents, pipe shafts, vertical ducts, restrooms, mechanical room, electrical/telephone room and custodial room, but including any such areas which are for the specific use of the Tenant such as (but no limited to) special stairs or elevators, dedicated computer telephone and communications equipment rooms and (ii) in the case of a multi-tenancy floor, all space excluding those Service Areas as defined in (i) hereinabove, if any, within the inside surface of the outer wall of the Building enclosing the tenant occupied portion of the floor and measured to the midpoint of the walls separating areas leased by or held for lease to other tenants or from areas devoted to corridors, elevator lobbies, restrooms and other similar facilities for the use of all tenants on the particular floor. No deductions from Net Usable Area are made for columns necessary to the Building. The Net Usable Area in the Leased Premises and in the Building have been calculated on the basis of the foregoing definition and are hereby stipulated above as to the Leased Premises, whether the same should be more or less as a result of minor variations resulting from actual construction and completion of the Leased Premises for occupancy so long as such work is done substantially in accordance with the approved plans.
Net Usable Area is (i) in the case of a single tenancy floor, all space measured from the inside surface of the outer wall of the Building to the inside surface of the opposite outer wall, excluding only the areas ("Service Area") within the outside walls used for building stairs, fire towers, elevator shafts flues, vents, pipe shafts, vertical ducts, restrooms, mechanical room, electrical/telephone room and custodial room, but including any such areas which are for communications equipment rooms, and (ii) in the case of a multi-tenancy floor, all space, excluding those Service Areas as defined in (i) hereinabove, if any, within the inside surface of the outerwall of the Building enclosing the tenant occupied portion of the floor and measured to the midpoint of the walls separating areas leased by or held for lease to other tenants or from areas devoted to corridors, elevator lobbies, restrooms and other similar facilities for the use of all tenants on the particular floor. No deductions from Net Usable Area are made for columns necessary to the Building. The Net Usable Area in the Leased Premises and in the Building have been calculated on the basis of the foregoing definition and are hereby stipulated above as to the Leased Premises, whether the same should be more or less as a result of minor variations resulting from actual construction and completion of the Leased Premises for occupancy so long as such work is done substantially in accordance with the approved plans.
Net Usable Area of one floor of the Building shall mean the gross area within the inside surface of the outer glass or other material comprising the exterior walls of the Building to the Common Areas side of walls separating the Common Areas from any other areas of the floor.
Net Usable Area. Landlord and Tenant hereby agree that the Net Rentable Area of the Premises shall be Seven Thousand Five Hundred Ninety (7,590) square feet and the Net Usable Area of the Premises shall be Six Thousand Four Hundred Sixty-Nine (6,469) square feet.
Net Usable Area means as to the Premises, or any other area of the Building intended to be occupied, the areas within the outside permanent Building walls, measured to the inside surface of such walls, and to the inside surface of any wall or partition separating the Premises or such other area from any other portion of the Building, and shall exclude Common Areas.
