Multiple Listing Service or MLS. A means for collecting and disseminating information about real property that is or has been for sale, including a means for real estate brokers to make offers of cooperation and compensation to each other. Multiple Listing Services may also include, without limitation, the provision of data processing, technical support, consulting, and other information technology services to real estate brokers and appraisers in connection with the sale and appraisal of real property. Multiple Listing Service shall however include only such of these services as SMART MLS from time to time provides to Participants. RETS Data is the Proprietary Property of Smart MLS. Rules: The rules and regulations of Smart MLS, revised January 5, 2007, as may be amended from time to time, at the sole discretion of Smart MLS, with notice to Firm, and any operating policies which are promulgated and amended from time to time, at the sole discretion of Smart MLS, with notice to Firm. Participant: Participation in the SMART MLS is available to any REALTOR® principal who is an active member of the Connecticut Association of REALTORS® or any other Association of REALTORS® without further qualification except payment of required dues and fees and agreement to abide by the association’s by-laws and the Smart MLS Rules. However, under no circumstances is any individual or firm, regardless of membership status, entitled to Multiple Listing Service ”Membership” or “Participation” unless they hold a current, valid real estate broker’s license and are capable of accepting and offering compensation to and from other Participants or are licensed or certified by an appropriate state regulatory agency to engage in the appraisal of real property. Participant Data: Data relating to real estate for sale, previously sold or listed for sale, and data relating to Participants, entered into the Smart MLS System by Participants and/or Smart MLS. The compilation of the Participant Data is the Proprietary Property of SMART MLS.
