  • In the event Landlord is able to and does furnish such additional utilities or services, the costs thereof (which shall be deemed to mean the cost that Tenant would have incurred had Tenant contracted directly with the utility company or service provider) shall be borne by Tenant, who shall reimburse Landlord monthly on the same day Monthly Rental Installments are due for the same as Additional Rent.

  • The Monthly Rental Installments for partial calendar months shall be prorated.

  • If Tenant retains possession of the Leased Premises after the expiration or earlier termination of this Lease, Tenant shall be a tenant at sufferance at one hundred twenty five percent (125%) of the Monthly Rental Installments for the Leased Premises in effect upon the date of such expiration or earlier termination, and otherwise upon the terms, covenants and conditions herein specified, so far as applicable.

  • Tenant shall pay to Landlord the Monthly Rental Installments (“Base Rent” or “Rent”) beginning on the Commencement Date (prorated for any partial month) and on or before the first day of each and every calendar month thereafter during the Lease Term.

  • If the Lease is not terminated pursuant to this Article 10, Monthly Rental Installments and Additional Rent shall be reduced as of the date of such taking in the proportion that the area of the Leased Premises or Common Areas so taken bears to the total area of the Leased Premises or, as applicable, the Common Areas.
