Lower Level Space definition

Lower Level Space means that certain space consisting of approximately 15,000 usable square feet in the lower level of the Building, which shall be made available to Tenant, if and to the extent permitted, for Tenant’s exclusive use for the purposes of (i) a cafeteria, (ii) meeting space, (iii) laboratory space, and (iv) exercise facility. The terms and conditions for the lease of the Lower Level Space are more fully described in Paragraph 3 of Exhibit E.
Lower Level Space. That portion of the Building consisting of the entire lower level as depicted on the plan attached as Exhibit B and agreed by Landlord and Tenant for all purposes under this Lease to consist of an aggregate of approximately nineteen thousand seven hundred eighty-three (19,783) rentable square feet. The number of rentable square feet of the Lower Level Space as recited above shall be final, conclusive and controlling.
Lower Level Space means the following suites in the Building, which are deemed to contain 6,859 rentable square feet in the aggregate and are shown on Exhibit A attached hereto: (i) Suite 016, which is deemed to contain 1,684 rentable square feet; and (ii) Suite 026, which is deemed to contain 5,175 rentable square feet.

Examples of Lower Level Space in a sentence

  • Landlord and Tenant hereby acknowledge and agree that, notwithstanding anything to the contrary contained in the Existing Lease, the Lower Level Space is presently separately metered with respect to electricity usage and that the Expansion Premises are not presently separately metered with respect to electricity usage.

  • The Lower Level Space shall not be utilized in the calculation of the Rentable Area in the Premises, or Tenant’s Pro Rata Share.

  • Subject to and upon the terms set forth in this Lease, in addition to the Premises, Tenant shall also lease from Landlord and Landlord shall lease to Tenant during the Lease Term the Lower Level Space.

  • Tenant and Landlord hereby acknowledge and agree that, notwithstanding anything to the contrary contained in the Original Lease and the First Amendment: (a) the Rentable Area of the Building shall be deemed to be 111,748 square feet, (b) the Rentable Area of the Premises shall be deemed to be 111,748 square feet, and (c) the Lower Level Space shall be deemed to be 19,213 rentable square feet.

  • At all times during the term of the Lease, Tenant shall be directly responsible for the payment of all electrical and other utility services to the Lower Level Space.

  • Commencing on the Commencement Date of this Lease, but following the Free Rent Period, Tenant shall pay Landlord an annual rental rate of $12.00 per square foot, escalating two percent (2%) per Lease Year (the “Lower Level Rental Rate”) for the use of the Lower Level Space, and without any obligation to pay Additional Rent for the Lower Level Space.

  • Base Rent adjustments for the Lower Level Space for any fractional calendar month shall be prorated.

  • Notwithstanding anything to the contrary in the Existing Lease, from and after the Expansion Premises Commencement Date, Tenant’s Proportionate Share shall be 11.32% (based upon the rentable square feet of the Premises (including the Third Floor Space, the Lower Level Space and the Expansion Premises) of approximately 20,227, and total rentable Building square footage of approximately 178,697 square feet).

  • On each Expansion Premises Adjustment Date, Base Rent payable with respect to the Lower Level Space shall be increased by multiplying the Base Rent payable with respect to the Lower Level Space immediately before such Expansion Premises Adjustment Date by [***]% and adding the resulting amount to the Base Rent payable with respect to the Lower Level Premises immediately prior to such Expansion Premises Adjustment Date.


More Definitions of Lower Level Space

Lower Level Space means, subject to Article 22 hereof, (i) the portion of Lower Level 2 of the Building substantially as shown on the Schematic Drawings, and (ii) a portion of Lower Level 3 of the Building that is comprised of at least one thousand five hundred (1,500) square feet of Rentable Area and that otherwise conforms with the Work Exhibit.

Related to Lower Level Space

  • Floor Level means that stage of construction which in the completed building would constitute the walking surface of the particular floor level referred to in the table of payments.

  • Base Level means the level of the Index (excluding any flash estimates) published or announced by Eurostat (or any successor entity which publishes such index) in respect of the month which is 12 calendar months prior to the month for which the Substitute Index Level is being determined;

  • Ground Level means the level of the referred point of exposed surface of the ground as indicated in the drawing.

  • Barrier Level means the Barrier Level as specified in § 1 of the Product and Underlying Data.

  • Top Level Domain means the portion of the Domain Name to the right of the right-most period. (In the example, “COM”.) “Second Level Domain” means that portion of a domain name to the left of the right-most period, up to the second period from the right, if any, plus the Top Level Domain. (In the example, “XXXXXXXXX.XXX”.) “Third Level Domain” means that portion of a domain name to the left of the second period from the right, if any, up to the third period from the right, if any, plus the Second Level Domain. (In the example, “XXXXXXXXX.XXXXXXXXX.XXX”.).

  • Trigger Level means with respect to an Index, the level specified as such in Annex 1 with respect to such Index

  • Initial Level means, in respect of an Index, the level specified as such in the applicable Issue Terms.

  • Level 1 means a charging system that provides charging through a one-hundred- twenty volt AC plug with a cord connector that meets the SAE international J1772 standard or a successor standard.

  • Severity Level means the actual impact of a Defect on a user’s operational environment as further described in the table below.

  • Strike Level means the Strike Level as specified in § 1 of the Product and Underlying Data.
