Interior Improvements definition

Interior Improvements. The term "Interior Improvements" shall mean all interior improvements to be constructed by Landlord in accordance with the Approved Specifications (e.g., HVAC equipment and distribution, transformer and power distribution, partitions, floor, wall, and window covering, lighting fixtures).

Notwithstanding the foregoing, the termInterior Improvement Costs” shall not include real property taxes and assessments accruing prior to the Commencement Date. Such costs are covered in Paragraph 8 (“Tax Increases During Construction Period”) below.

More Definitions of Interior Improvements

Interior Improvements means all improvements to be constructed by Tenant and paid for by Tenant, both within the Building shell of each Building and any additional improvements which Tenant may, with the approval of Landlord, desire to make to the Property, to the extent not included in the definition of Shell Improvements as set forth above. By way of example, Interior Improvements shall include, but not be limited to, what are customarily considered tenant space improvements as applicable to the use being made of any interior portion of the Building, such as carpeting, vinyl floor covering, drop ceilings, interior plumbing, heating and air conditioning distribution systems, electrical distribution systems, painting, interior walls, floor to ceiling partitioning, the installation or distribution within any tenant spaces of any fire sprinkler, fire protection and life safety systems and equipment, any clean room modules, any monument signs for a particular Building (to the extent not constructed or completed as part of the Shell Improvements), any building permit fees, school fees, or other building mitigation fees associated with any Interior Improvements, premiums for any additional amount or period of coverage of insurance required to be carried hereunder (whether by Tenant or any Prime Contractors) with respect to the construction of any Interior Improvements and any contractor's fees, architect's fees and engineer's fees, applicable to the design or construction of any Interior Improvements. Interior Improvements as used herein shall include only the initial full buildout of any portion of the Building sufficient to obtain a certificate of occupancy or its equivalent for the use of such portion of the Building (and shall not include any subsequent alterations or additions to the initial buildout of such portion of the Building). Section 4.A of this Construction Agreement sets forth the obligation of Tenant as to causing Interior Improvements to be constructed in each of the Buildings.
Interior Improvements means those improvements described by the Approved Plans that Tenant has the right to construct in the Premises pursuant to paragraph 2 hereof.

Interior Improvements means all improvements to be constructed by Landlord and paid for by the parties as hereinafter set forth, within the building shell and/or not included in the Shell Improvements set forth in Paragraph lB above e.g., by way of example interior improvements shall include and not be limited to the fire sprinkler system, elevators (if any), loading docks (if any), roof screens, building connectors, drop ceilings, interior plumbing, heating and air conditioning system, electrical system, parking lot lighting, carpeting, vinyl floor covering, painting, interior walls and movable floor to ceiling partitioning, utility pads (including all construction elements of subject utility pads, including but not limited to, the exterior walls), normal contractor's fees, architect's fees, engineer's fees and any City or governmental fees for connection to utilities.
Interior Improvements. Landlord shall provide Tenant with the number of square feet of space specified in Schedule A as a shell structure. The shell structure shall include finished and painted exterior and interior walls, a finished ceiling, any necessary interior doors, floor covering, HVAC ducts and returns, and lighting. In the absence of written agreement to the contrary, any additional upfitting or interior improvements shall be the sole responsibility of the Tenant, at the Tenant's expense. Tenant shall submit to Landlord plans and specifications for any upfitting or improvements (including any modifications or changes to existing improvements), and Tenant must receive from Landlord written approval of the plans and specifications prior to beginning any construction on the premises.
Interior Improvements shall be constructed by Landlord under the terms and conditions of that certain Construction Addendum to Lease attached hereto as Exhibit "B" (the "Construction Addendum") The term of the Lease shall not commence (the "Commencement Date") until the later of December 15, 1990, or the date on which the Premises are "substantially Completed" as defined in the Construction Addendum. Notwithstanding the foregoing, Tenant may elect to occupy the Premises for the conduct of its business prior to December 15, 1990 if the Premises are -3- 9 Substantially Completed before such date. In the event of such early occupancy, and provided the Premises are Substantially Completed, Tenant shall begin paying rent as of the date of such occupancy for the conduct of its business, and Tenant's occupancy shall be subject to the terms and conditions of this Lease.
