Heavy Industrial definition

Heavy Industrial means asphalt and concrete plants; crematories; electric generating plants and facilities; sand and gravel excavation, processing, and storage; manufacturing and storage of chemicals, explosives, and fuels; Outdoor Gun Ranges, outdoor manufacturing; sewage treatment and disposal facilities; and water purification facilities.
Heavy Industrial means all other industrial plants or other uses involving the compounding of radioactive materials, petroleum refining or manufacturing of explosives.
Heavy Industrial means employment uses associated with significant land use impacts such as odour, noise, dust, smoke, vibration, the potential for fire and explosive hazards, etc. Development includes manufacturing facilities, the storage, processing, refinement or production of hazardous, toxic or substances, etc.

Heavy Industrial means an industrial use where the process of which generates fumes, gases, smoke, vapours, vibrations, noise or glare, or similar nuisances that may cause adverse effects on users of adjacent land.
Heavy Industrial means manufacturing of products, primarily extracted of raw materials, or bulk storage and han- dling of such products and materials which pose significant risks due to the involvement of explosives, radioactive ma- terials, pesticides, and other hazardous materials. Uses in this category typically involve more intense impacts associ- ated with large industrial uses, their accessory outdoor storage uses, and large building areas. This use category in- cludes, but is not limited to, wrecking yards, building material manufacturing, chemical plants, concrete and asphalt plants, and freight facilities.
Heavy Industrial means any use, other than Residential Dwelling Units, in the I3 – Heavy Industrial Zone or the I4 – Natural Resource Extraction Zone, and also includes Airports, as defined by the Zoning Bylaw, in the CD12 Zone.
