At the conclusion of the Free Rent Period, this Section 4.15 shall have no further force or effect.
After the expiration of the Free Rent Period, Tenant agrees to pay to Landlord as rent for the Leased Premises, at such place as Landlord may designate in writing, without prior demand and without any deduction or off- set whatsoever, a monthly rent (“the “Rent”) of One Dollar ($1.00) per square foot in the Leased Premises per month for a total monthly Rent of One Thousand Three Hundred Dollars and zero Cents ($1,300.00).
Each subsequent Lease year will begin on the day following the day that the prior Lease year expired, and will end on the anniversary of the prior Lease year’s expiration date; provided, however, the Lease year in which the initial Lease term expires may be longer than twelve (12) full calendar months (due to the inclusion of the Free Rent Period at the beginning of the first Lease year).
It is acknowledged and agreed that in consideration for the Tenant being responsible for all the costs associated with the Landlord’s Work as contemplated herein, the cost of the Landlord’s Work shall be included in total amount subject recoverable by the Tenant and to the Free Rent Period (as hereinafter defined) subject to the terms and conditions of this Schedule “D” and the Lease, generally.
