Extraordinary Repairs definition

Extraordinary Repairs. All repairs to the Facility of every kind and nature, whether interior or exterior, structural or non-structural (including, without limitation, all parking decks and parking lots) which are considered to be extraordinary in nature (as opposed to being ordinary or normal in nature), as Lessee and/or Lessor may determine to be necessary or appropriate from time to time during the Term.

Extraordinary Repairs. All repairs to the Facility (including, without limitation, all parking decks and parking lots), whether interior or exterior, structural or non-structural, which are not consistent in nature, scope and magnitude with, and that would not reasonably be expected to result from, the normal use, operation and wear of the Facility, as Lessee and/or Lessor may determine to be necessary or appropriate from time to time during the Term. Facility: The licensed twenty-four (24)-bed hospital facility and incorporated medical office building and all improvements constructed in connection therewith to be constructed and operated on the Land.

Extraordinary Repairs means those repairs and/or replacement of bridge components that are not Standard Repairs.

Examples of Extraordinary Repairs in a sentence

• The amounts in the Reserve shall be used to pay for Extraordinary Repairs on the Facility or, in the event Lessee fails to make any required non-Extraordinary Repairs hereunder, Lessor may use funds in the Reserve for that purpose as well, without the necessity of obtaining the signature of an officer of Lessee.

• So long as no default has occurred under any of the terms hereof, and no event has occurred which with the giving of notice or the passage of time or both would constitute a default hereunder, any amounts remaining in the Reserve, after the payment of and the reimbursement for the Extraordinary Repairs on the Facility, at the expiration of this Lease shall be returned to Lessee.

• The amounts in the Reserve, including interest, shall be used to pay for Extraordinary Repairs on the Facility, or, in the event Lessee fails to make any required non-Extraordinary Repairs, Lessor may use funds in the Reserve for that purpose as well, without the necessity of obtaining the signature of an officer of Lessee.

• Commencing on the date of Completion of the construction of the Facility, and on each January 1 thereafter, Lessee shall make annual deposits to a reserve account for Extraordinary Repairs (the "Reserve") in an interest bearing account jointly held by Lessor and Lessee at a financial institution of Lessor's choosing.

• So long as no Default or Event of Default has then occurred under any of the terms hereof, any amounts remaining in the Reserve, after the payment of and the reimbursement for the Extraordinary Repairs on the Facility shall be returned to Lessee at the expiration of this Lease.

More Definitions of Extraordinary Repairs

Extraordinary Repairs means alterations, repairs, renewals, improvements or replace- ments with respect to the Interceptor System which are necessary or desirable for proper operation and maintenance thereof and which are of a type that would not ordinarily be made by the County out of moneys deposited in its Sewer Revenue Account created under the Lease as current Operating Expenses, as determined by a Consulting Engineers' Certificate.

Extraordinary Repairs means alterations, repairs, renewals, improvements or replace- ments with respect to the Sewer System which are necessary or desirable for proper operation and mainten- ance thereof and which are of a type that would not ordinarily be made by the Borough out of moneys deposited in its Sewer Revenue Account established under the Lease as current Operating Expenses, as determined by a Consulting Engineers' Certificate.

Extraordinary Repairs. All repairs to the Facility of every kind and nature, whether interior or exterior, structural or non-structural (including, without limitation, all parking decks and parking lots) which are considered to be extraordinary in nature (as opposed to being ordinary or normal in nature), as Lessee and/or Lessor may determine to be necessary or appropriate from time to time during the Term. Facility: The licensed thirty-two (32)-bed general acute care hospital facility and all improvements constructed in connection therewith to be constructed and operated on the Land.

Extraordinary Repairs means repairs or alterations made to a Property or Properties which require the Manager to hire additional personnel or expend additional manpower to plan, oversee, construct or implement repairs or alterations.

Extraordinary Repairs means any work on a Sports Field that because of its unusual and severe nature and expense, is beyond the scope of Field Maintenance. Extraordinary Repairs may include, among other things, extensive damage to turf caused by severe weather conditions, flooding, overuse or misuse, or similar circumstance; heavy damage due to vandalism; extensive disease or infestation; or similar matters.

Extraordinary Repairs means those repairs that are not Standard Repairs. “Extraordinary Repair Cost” shall have the meaning set forth in Section 2(c). “Free and Clear” shall have the meaning set forth in Section 1(a).
