Existing Premises definition

Existing Premises means: (i) the Corporation’s wholly owned greenhouse facility, located at 0000 X. Xxxxx Street, North Las Vegas, Nevada; (ii) the land and building located at 0000 Xxxxx Xxxx, North Las Vegas; and (iii) the land and building located at 0000 Xxxxxx Xxxx, Xxxxx Xxx Xxxxx;
Existing Premises means the Premises excluding the Expansion Space. Commencing on the Expansion Date and continuing through and until the Expiration Date, with respect to the Expansion Space only, Tenant shall be obligated to pay (a) Tenant's Share of the Common Area Electrical Service and the cost of electrical service to the Expansion Space in accordance with Article 4 of the Lease, (b) Tenant's Share of Operating Expenses in accordance with Article 4 of the Lease, and (c) other amounts payable under the Lease; provided that effective as of the Expansion Date (i) Tenant's Share (as defined in Section 1. 1 2 of the Lease) as to the Expansion Space only shall be 1.547% and (ii) the Base Operating Year (as defined in Section 1.13 of the Lease) as to the Expansion Space only shall be 1998. The Monthly Base Rent, Tenant's Share of Electrical Costs, and Tenant's Share of Operating Expenses shall be payable in accordance with the timing and procedures applicable thereto pursuant to Article 4 of the Lease.
Existing Premises. An area on the first (1st) floor East Pod of the Building, containing 21,055 rentable square feet, substantially as shown on Lease Plan, Exhibit F, Sheet 1; an area on the second (2nd) floor East Pod of the Building, containing 21,892 rentable square feet, substantially as shown on Lease Plan, Exhibit F, Sheet 2; an area ("Third Amendment Premises") on the second (2nd) floor, Pod C of the Building, containing 220 square feet of Rentable Floor Area, substantially as shown on Exhibit A, Third Amendment; an area on the third (3rd) floor East Pod of the Building, containing 3,411 rentable square feet, substantially as shown on Lease Plan, Exhibit F, Sheet 3; and an area on the fourth (4th) floor West Lobby of the Building, containing 11,226 square feet of Rentable Floor Area, substantially as shown on Exhibit A, Second Amendment, dated October 6, 1997; an area, known as the Generator Premises, adjacent to the Building more particularly shown on Exhibit A, First Amendment dated July 22, 1997; and an area on the third (3rd) floor, Pod C of the Building, containing 7,733 square feet of Rentable Area, substantially as shown on Exhibit A, Fourth Amendment, dated July 16, 1999 ("Fourth Amendment Premises")

More Definitions of Existing Premises

Existing Premises means the 396,771 square feet of Rentable Area (including the Rentable Area of the Fourth Expansion Space, as defined in the Second Amendment) that Tenant is currently leasing from Landlord pursuant to the Existing Lease (subject to, in the case of said Fourth Expansion Space, the provisions of Section 3 of this Fourth Amendment).
Existing Premises means the Premises currently being leased from Landlord by Tenant.
Existing Premises. New Space," "Usable Area," and "Building" as used herein shall have the same meanings ascribed thereto as set forth in the Lease, as amended by said Amendment; and
Existing Premises means the Premises excluding the Expansion Space. The Monthly Base Rent, Tenant's Share of Electrical Costs, and Tenant's Share of Operating Expenses shall be payable in accordance with the timing and procedures applicable thereto pursuant to Article 4 of the Lease.
Existing Premises means the Premises being leased under the Lease immediately prior to the date of this Amendment, as described in Recital A above, consisting of 74,234 square feet of Rentable Area on the 5th, 6th and 12th floors of the Building.
Existing Premises means the Leased Premises excluding the Expansion Premises.
Existing Premises means premises which have been previously supplied with electricity (whether by the exempt supplier in question or by anyone else) for a period of at least twelve months except premises to which that exempt supplier is not supplying Class C electricity and which were supplied by that exempt supplier on 31st March 1990 pursuant to an agreement to supply those premises which was subsisting on that date;
