Elevator Maintenance definition

Elevator Maintenance. All expenses for or on account of the upkeep and maintenance of all elevators in the Building.

Electricity: The cost of all electric current for the operation of any machine, appliance or device used for the operation of the premises and the Building, including the cost of electric current for the elevators, lights, air conditioning and heating but not including electric current which is paid for directly to the utility by any user/tenant in the Building or for which any user/tenant pays a separate charge for electric consumption. (If and so long as Tenant is billed directly by the electric utility for its own consumption as determined by its separate meter, or if Tenant pays the Electricity Rent, then Operating Costs shall include only Building and public area electric current consumption and not any demised premises electric current consumption. Wherever separate metering is unlawful, prohibited by utility company regulation or tariff or is otherwise impracticable, relevant consumption figures for the purposes of this Article 9 shall be determined by fair and reasonable allocations and engineering estimates made by Landlord.
