Early Occupancy definition

Early Occupancy. This section is deleted from the Lease.
Early Occupancy will have the meaning set forth in Section 1.2.2.1.
Early Occupancy. SHFPD shall have the right to access the Emergency Space for the purpose of installation of its furniture, fixtures and equipment (“FF&E”) not less than thirty (30) days prior to the Commencement Date or issuance of a temporary certificate of occupancy, if required for installation of such FF&E. EXPIRATION DATE: Fifteen (15) years from the date that is the first day of the calendar month after the Commencement Date, or upon thirty days written notice by SHFPD if SHCF fail to receive a certificate of occupancy for and delivery of possession of the Emergency Space and the Project in compliance with all conditions precedent specified herein by January 1, 2021.

More Definitions of Early Occupancy

Early Occupancy. Tenant shall be granted early occupancy to premises to complete the tenant improvements to the space. All scheduled tenant improvements above building standard paint shall be at sole cost of the tenant.
Early Occupancy. If Tenant enters or permits its contractors to enter the Zanker Road Space prior to the Commencement Date with the written permission of Landlord, it shall do so upon all of the terms of this Lease (including its obligations regarding indemnity and insurance) except those regarding the obligation to pay rent, which shall commence on the Commencement Date.
Early Occupancy. The Lessee herein shall have the right to enter the premises and begin setting up, improving etc. as soon as the following has occurred.
Early Occupancy. To the extent that the Lease has been executed and the leasehold improvements have been completed, the Tenant shall have the right to occupy the premises on a gross rent free basis until the Commencement Date. The Tenant shall, however, during such period, be bound by all the other terms of the lease.

Early Occupancy. So long as such entry does not interfere in any way with Landlord's obligations under Exhibit C ("Landlord Work") nor otherwise delay the project, Tenant and its subcontractors, vendors and agents may have reasonable access to the Leased Premises prior to the Lease Commencement Date for the sole purpose of the installation of Tenant's Property and inspecting and monitoring Landlord's Work and not for the operation of Tenant's business. Prior to any such entry Tenant must comply with all insurance provisions of this Lease Agreement as if the Lease Commencement Date had occurred. In addition Tenant agrees to defend, indemnify and hold Landlord harmless from and against any and all claims and liabilities (including, but not limited to, attorney fees) relating, in any way, to such entry. If Tenant enters into possession of the Leased Premises prior to the Intended Commencement Date for any reason other than that set forth in this paragraph above, unless otherwise agreed in writing by Landlord, the Lease Commencement Date shall be deemed to have occurred on such sooner date, and Tenant shall be obligated to perform all its obligations under this Lease, including the obligation to pay rent, from that sooner date.
