Development Common Areas and Facilities means and includes :-
Development Common Areas and Facilities means all those parts and facilities of the Development intended for the common use and benefit of the Development as a whole and not just any particular Unit and which are subject to the provisions of this Deed to be used by each Owner and Occupier in common with all other Owners and Occupiers of the Development which said parts and facilities includes but not limited to [the Development Car Parking Space, run in and out, such portion of the driveways and ramps on the ground floor which are for identification purpose only shown coloured yellow on the ground floor plan certified by the Authorised Person and annexed hereto, foundations, columns, beams and other structural supports and elements of the Development, lanes, refuse storage and material recovery chamber (R.S.M.R.C.) on the ground floor, potable water pump room, flushing and potable pump room, fibre glass tank for potable, transformer room, cable accommodation and the associated facilities, LV switch room, F.S. control and sprinkler control valve room, emergency generator room, F.S. sprinkler meter, F.S. pump room, F.S. inlets, sprinkler inlets, sprinkler tank, F.S. intermediate booster pump, F.
Development Common Areas and Facilities means and includes the Public Common Area and Facilities, the Items, the Development foundations, access roads, vehicular access, emergency vehicle access on upper ground floor and lower ground floor of the Development, driveways, footpaths, pedestrian ways, pavements, ramps, external walls (other than those forming part of the Commercial Accommodation or the Residential Accommodation), Slopes and Retaining Walls, existing disused air-raid tunnel, passages, entrances, School Bus Lay-by, Taxi Lay-bys, walkways, staircases, landings, planters, flower beds and boxes, switch rooms, transformer rooms, emergency generator room, mechanical/electrical rooms, plant rooms, fan rooms, water feature filtration plant room, meter rooms, pump rooms, TBE rooms, light wells, generators, lighting conduits and fittings, lighting system, mechanical ventilation system, drains (including any road drainage systems passing through the Lot serving the Development), gutters, watercourses, channels, sewers (including any sewer, drain or pipe constructed by the First Owner on or beneath government land serving exclusively the Development or any part thereof), meters, transformers, lighting fixtures, pipes, ducts, wires, cables, valves, switches and other facilities whether ducted or otherwise through which fresh or salt water, sewage, gas, electricity and other services are supplied to the Development, pumps, tanks, sanitary fittings, electrical installations, refuse collection facilities, refuse disposal equipment, fittings, equipment and apparatus, fire prevention and fighting equipment and apparatus, sprinkler system, security systems and apparatus and communal aerial and broadcasting device system intended for the common use and benefit of the Development as a whole and not just any particular part thereof and such other areas and any other systems, devices and facilities provided or installed in the Development and intended to serve the Development as a whole and not just any particular part thereof, and such additional areas, systems, devices and facilities of the Lot or the Development as may at any time be designated as Development Common Areas and Facilities by the First Owner in accordance with the provisions of this Deed but shall exclude the Residential Common Areas and Facilities and the Car Park Common Areas and Facilities and such areas within the Development in respect of which the exclusive right and privilege to hold, use, occupy and enjoy the same belongs to any pa...

Related to Development Common Areas and Facilities

  • Project Common Areas as used in this Lease, shall mean the portion of the Project designated as such in the Site Plan. The Project Common Areas shall consist of all parking facilities, entrances and exits, driveways, exterior walkways, first-class landscaped and hardscaped areas which are generally consistent with the quality of landscaped and hardscaped areas of Comparable Buildings in existence as of the date of this Lease, open space areas and plazas on the real property comprising the Project. The term "BUILDING COMMON AREAS," as used in this Lease, shall mean the portions of the Common Areas located within any building in the Project not entirely leased by Tenant, which Building Common Areas shall be reasonably designated as such by Landlord. Notwithstanding the foregoing and subject to (i) Landlord's approval, which approval (as indicated in Section 29.4 below) shall not be unreasonably withheld or delayed, (ii) the CC&R's, and (iii) all terms of this Lease regarding Hazardous Materials, Tenant may install or locate such items as benches, patio tables, bike racks, above-ground generators, security cameras and the like (collectively, "MISCELLANEOUS COMMON AREA ITEMS") at Tenant's sole cost in the Common Areas or on the exterior of the Building, as applicable, provided that Tenant removes such items upon the expiration or earlier termination of this Lease and repairs any damage to the Common Areas or the exterior of the Building (as applicable) resulting from such removal. If Tenant fails to remove any Miscellaneous Common Area Item or to repair any damage resulting from such removal upon the expiration or earlier termination of this Lease, Landlord may do so and may charge Landlord's actual cost thereof to Tenant. The manner in which the Common Areas are maintained and operated shall be in accordance with a standard which is not less than that customarily followed in the operation and maintenance of first class mid-rise office buildings located within the University Towne Center (i.e., the area from two (2) blocks to the North of La Jolla Village Drive to two (2) blocks to the South of La Jolla Village Drive between the I-5 and I-805 freeways), Del Mar, Carmel Valley and Torrey Hills geographical areas, provided that Landlord shall manage, maintain and operate the same in a manner consistent with that of Comparable Buildings, and the use thereof shall be subject to such rules and regulations as Landlord reasonably may make from time to time. As used herein, "COMPARABLE BUILDINGS" shall mean the first class mid-rise office buildings (now existing or subsequently constructed) within the projects located within the University Towne Center, Del Mar, Carmel Valley and Torrey Hills geographical areas and having substantially similar characteristics to the Building pertaining to size, age, accessibility, design, quality, amenities and tenancies. Landlord reserves the right to make alterations or additions to, or to change the location of, elements of the Project and the Common Areas, provided that if any such changes might affect Tenant's use of the Premises (in other than an immaterial manner), Landlord obtains Tenant's prior written approval of any such alterations, additions and changes and such alterations, additions and changes do not unreasonably interfere with Tenant's access to the Premises. Except when and where Tenant's right of access is specifically excluded in this Lease, Tenant shall have the right of access to the Building and the parking facilities twenty-four (24) hours per day, seven (7) days per week during the Lease Term.   • Project means the goods or Services described in the Signature Document or a Work Order of this Contract.

  • Project Site(s) means the place(s) specified in the SCC for the supply and installation of the System.

  • Parking Facilities means parking lots or other off-street areas for the parking of vehicles, including areas below or above the surface of streets.

  • Building Common Areas means with respect to the Tower, the areas, facilities and amenities specified in Schedule [E] which are to be used and enjoyed in common with all the other Apartment Acquirers of the Units in the Building; and

  • Development Area means that area to which a development plan is applicable.

  • Common Areas is defined as all areas and facilities outside the Premises and within the exterior boundary line of the Project and interior utility raceways and installations within the Unit that are provided and designated by the Lessor from time to time for the general non-exclusive use of Lessor, Lessee and other tenants of the Project and their respective employees, suppliers, shippers, customers, contractors and invitees, including parking areas, loading and unloading areas, trash areas, roadways, walkways, driveways and landscaped areas.

  • Redevelopment Area means the community redevelopment area described, defined or otherwise identified or referred to in the Redevelopment Plan.

  • Project site, where applicable, means the place indicated in bidding documents.

  • Development Site means any parcel or lot on which exists or which is intended for building development other than the following:

  • Common Area means all areas and facilities within the Project that are not designated by Landlord for the exclusive use of Tenant or any other lessee or other occupant of the Project, including the parking areas, access and perimeter roads, pedestrian sidewalks, landscaped areas, trash enclosures, recreation areas and the like.

  • Areas means such areas within the DAS Areas that are identified in Annexure A annexed to this Agreement;

  • Infrastructure Improvements means a street, road, sidewalk, parking facility, pedestrian mall, alley, bridge, sewer, sewage treatment plant, property designed to reduce, eliminate, or prevent the spread of identified soil or groundwater contamination, drainage system, waterway, waterline, water storage facility, rail line, utility line or pipeline, transit-oriented development, transit-oriented property, or other similar or related structure or improvement, together with necessary easements for the structure or improvement, owned or used by a public agency or functionally connected to similar or supporting property owned or used by a public agency, or designed and dedicated to use by, for the benefit of, or for the protection of the health, welfare, or safety of the public generally, whether or not used by a single business entity, provided that any road, street, or bridge shall be continuously open to public access and that other property shall be located in public easements or rights-of-way and sized to accommodate reasonably foreseeable development of eligible property in adjoining areas. Infrastructure improvements also include 1 or more of the following whether publicly or privately owned or operated or located on public or private property:

  • Public works project means the erection, construction, alteration, repair, or improvement of any public structure, building, road, or other public improvement of any kind.

  • Redevelopment Project Area means an area designated by the municipality, which is not less in the aggregate than 1 1/2 acres and in respect to which the municipality has made a finding that there exist conditions which cause the area to be classified as an industrial park conservation area or a blighted area or a conservation area, or a combination of both blighted areas and conservation areas.

  • Project Improvements means site improvements and facilities that are:

  • Project Water means water made available for delivery to the contractors by project conservation facilities and the transportation facilities included in the System.

  • Parking Facility means a parking area or structure having

  • Project Facilities means any facilities to be constructed, provided, rehabilitated, operated and/or maintained under the Project;

  • Building Project means the aggregate combined parcel of land on a portion of which are the improvements of which the Premises form a part, with all the improvements thereon, said improvements being a part of the block and lot for tax purposes which are applicable to the aforesaid land.

  • The Works/Project means the works to be executed or done under this contract.

  • Infrastructure improvement means permanent infrastructure that is essential for the public health and safety or that:

  • Common Facilities means the facilities under D.G.sets/D.G.rooms, water storage tanks its pumping and supply system, sewerage & drainage systems, electric sub-station/ transformers/electric panels/distribution network, maintenance service rooms, lawns including lighting & services etc., roads, pathways & driveways including street lighting & services etc., guard posts, fire hydrants & fire fighting system etc. and all such facilities and areas for common use and excluded from the computation of Super Area of the Said Premises;

  • Projects means the projects identified in Exhibit A to the Agreement and all other projects, any costs of which are included in a Transitional Capital Plan pursuant to the Act or are Recovery Costs, and financed, by payment or reimbursement, with the proceeds of Bonds or Notes.
