Comparable Building definition

Comparable Building means first-class office buildings of comparable age and size in the central business district of the District of Columbia.
Comparable Building means any existing building or building hereafter constructed in the Dulles corridor of northern Virginia which is of a size, location, quality and prestige comparable to, and with a size and efficiency of floor plate, amenities, and with tenants of a stature reasonably comparable with the Building, provided that appropriate adjustments shall be made to adjust for differences in the size, location, age, efficiency of floorplate, and quality between such other buildings and the Building.
Comparable Building has the meaning given such term in the Lease.

Examples of Comparable Building in a sentence

  • All alterations, additions, or improvements shall be diligently performed in a good and workmanlike manner, using new materials and equipment at least equal in quality and class to be better than (a) the original installations of the Building, or (b) the then standards for the Comparable Building.

  • In no event shall Tenant's Signage include, identify or otherwise refer to a name and/or logo which relates to an entity which is of a character or reputation, or is associated with a political faction or orientation, which is inconsistent with the quality of the Project, or which would otherwise reasonably offend a landlord of a Comparable Building (an "Objectionable Name or Logo").

  • Landlord reserves the right to close and keep locked all entrance and exit doors of the Building during the hours when Comparable Building are customarily closed and locked.

  • When considering rental rates in the Comparable Buildings, adjustments shall be made to such rates to increase or decrease such rates, as applicable, based on substantial historical differences between the rental rates of the Building and any applicable Comparable Building.


More Definitions of Comparable Building

Comparable Building as used in this Lease shall mean first-class office buildings located in the Lake Street Corridor of the Xxxxxxx Xxxxxxxx Xxxxxxxx xx Xxxxxxxx, Xxxxxxxxxx.
Comparable Building means office buildings in downtown Chicago which are comparable to the Building in reputation, quality, age, size, location, and level and quality of services provided (the foregoing factors not being exclusive in identifying comparable buildings). “Market Renewal Rate” shall be the then prevailing market rental rate, including Tenant Concessions, at which a financially responsible landlord and tenant would agree in an arm’s-length transaction to a lease of all of the Premises for the Renewal Term.
Comparable Building means a first class low-rise office building in comparable condition, with comparable amenities, located in Bellevue, Washington, along the I-90 corridor.
Comparable Building means any existing building or building hereafter constructed in a 6-mile radius of the Building which is of a size, location, quality and prestige comparable to, and with a size and efficiency of floor plate, amenities, and with tenants of a stature reasonably comparable with the Building, provided that appropriate adjustments shall be made to adjust for differences in the size, location, age, efficiency of floorplate, and quality between such other buildings and the Building.
Comparable Building means a first class commercial building of comparable age in the City of Cypress after taking into account all tenant improvement allowances and other similar monetary concessions for renewal space, if any granted to tenants of Comparable Premises. "COMPARABLE PREMISES" shall mean premises for commercial use within the Comparable Building in a first class condition and access to on-site parking as set forth in this Lease. If a single appraiser is chosen, then such appraisal shall determine the Fair Market Rent of the Premises. Otherwise, the Fair Market Rent of the Premises shall be the arithmetic average of the two of the three appraisals which are closest in amount, and the third appraisal shall be disregarded. In no event, however, shall the then-existing Base Rent ever be reduced by reason of such computation, nor shall there be any rent concession, any tenant improvement allowance or other financial requirement of Landlord for the Extension, Landlord and Tenant shall instruct the appraiser(s) to complete their determination of the Fair Market Rent not later than thirty (30) days before the Extension Commencement. If the Fair Market Rent is not determined before the Extension Commencement, then Tenant shall continue to pay to Landlord the Basic Monthly Rent in effect immediately prior to the Extension Commencement until the Fair Market Rent is determined. When the Fair Market Rent of the Premises is determined, Landlord shall deliver notice of that amount to Tenant, and Tenant shall pay to Landlord, within ten (10) days after receipt of such notice, the difference between the Basic Monthly Rent actually paid by Tenant to Landlord and the new Base Rent determined under this Exhibit. EXHIBIT "D" PARKING LICENSE AGREEMENT This Parking License Agreement ("AGREEMENT"), dated for reference purposes as of December 1, 2005, is made between Warland Investments Company, a California limited partnership ("WARLAND") and Universal Electronics Inc., a Delaware corporation ("TENANT") with reference to the following facts:
