Beginning Index definition

Beginning Index means the average Index for the calendar month in which the Commencement Date occurs;
Beginning Index means the Index published most immediately preceding the Commencement Date.
Beginning Index means the Index published for the bimonthly period that includes the month immediately preceding the month in which the first (1st) day of the first (1st) Lease Year occurs. On the first day of the second (2nd) Lease Year and on the first day of each Lease Year thereafter during the Lease Term, the Adjustment Index for the subject Lease Year shall be compared with the Beginning Index. If the Adjustment Index for the subject Lease Year has increased over the Beginning Index, then the percentage increase of the Adjustment Index for the subject Lease Year over the Beginning Index shall be determined, and shall be that percentage which is equal to the product of 100 and a fraction, the numerator of which is the Adjustment Index minus the Beginning Index, and the denominator of which is the Beginning Index.

  • If the Adjustment Index has increased over the Beginning Index, then the Base Rent payable on and after such Adjustment Date shall be set by multiplying Base Rent by a fraction, the numerator of which is the Adjustment Index and the denominator of which is the Beginning Index.

Beginning Index is defined in Section 4.1(b).
Beginning Index shall be the same as the Ending Index used to calculate the previous adjustment (for example, if the Adjustment Date were June 21, 2010, the Beginning Index would be the CPI for April, 2005); except that, for purposes of calculating the first adjustment to the Annual Base Rent, the Beginning Index shall be the CPI for the month of April, 2000.
Beginning Index means the average Index published for each of the twelve (12) months preceding the Commencement Date.
Beginning Index for an Adjustment Date shall be (i) with respect to the first Adjustment Date (i.e. September 1, 2001), the Index in effect for the month of September 1996, and (ii) with respect to each subsequent Adjustment Date, the Index for the month in which the immediately preceding Adjustment Date occurred (i.e. September of each year beginning with September 2001). The "Adjustment Index" for an Adjustment Date shall be the Index for the month in which the Adjustment Date occurs.
Beginning Index means the level of the Index for the two calendar months immediately preceding the Rent Commencement Date; and (iii) "Adjustment Index" means the level of the Index for the two calendar months immediately preceding the applicable Adjustment Date. As of each Adjustment Date, Minimum Rent shall be increased (but not decreased) (an “Adjustment”) to an amount equal to the greater of (A) the Minimum Rent payable for the first Lease Year multiplied by a fraction, the numerator of which is the Adjustment Index and the denominator of which is the Beginning Index, or (B) one hundred three percent (103%) of the Minimum Rent payable for the calendar month immediately preceding the Adjustment Date ("Minimum Adjusted Rent"). Notwithstanding the foregoing, Minimum Rent on each Adjustment Date shall be not more than one hundred eight percent (108%) of the Minimum Rent in effect as of the day before the applicable Adjustment Date. If Owner is unable to calculate the Adjustment and provide it to Tenant prior to an Adjustment Date, Tenant shall pay the Minimum Adjusted Rent until the adjustment is calculated and, within ten (10) days after the calculation is made
Beginning Index means the Index published most immediately preceding the Commencement Date. "City" means the City and County of San Francisco, a municipal corporation.

  • CPI Index means the United States Department of Labor, Bureau of Labor Statistics Consumer Price Index for All Urban Consumers, U.S. City Average, “All Items” (1982-84 = 100), or any successor index thereof as such successor index may be appropriately adjusted to establish substantial equivalence with the Consumer Price Index; provided that if the Consumer Price Index ceases to be published and there is no successor thereto, such other index as the Company shall designate in writing to the Trustee shall be substituted for the Consumer Price Index.

  • Base Index Figure means (subject to Condition 4.3(i)) the base index figure as specified in the relevant Final Terms;

  • Limited Indexation Month means any month specified in the relevant Final Terms for which a Limited Indexation Factor is to be calculated;

  • SOFR Compounded Index means the Compounded Daily SOFR rate as published at 15:00 (New York time) by Federal Reserve Bank of New York (or a successor administrator of SOFR) on the website of the Federal Reserve Bank of New York, or any successor source; and

  • SONIA Compounded Index means the index known as the SONIA Compounded Index administered by the Bank of England (or any successor administrator thereof);

  • SOFR Index means, with respect to any U.S. Government Securities Business Day:

  • Underlying Index means each of the S&P 500 Index, the Russell 2000 Index, the MSCI EAFE Index and the MSCI Emerging Markets Index. The “Pricing Date” shall mean September 27, 2010. The “Starting Price” is 100. The “Ending Price” will be calculated based on the weighted returns of the Basket Components and will be equal to the product of (i) 100 and (ii) an amount equal to 1 plus the sum of: (A) 45% of the Component Return of the SPDR S&P 500 ETF Trust; (B) 20% of the Component Return of the iShares Russell 2000 Index Fund; (C) 20% of the Component Return of the iShares MSCI EAFE Index Fund; and (D) 15% of the Component Return of the iShares MSCI Emerging Markets Index Fund. The “Component Return” of a Basket Component will be equal to: Final Component Price – Initial Component Price Initial Component Price where, • the “Initial Component Price” is the Fund Closing Price of such Basket Component on the Pricing Date; and • the “Final Component Price” will be the Fund Closing Price of such Basket Component on the Calculation Day. The Initial Component Prices of the Basket Components are as follows: SPDR S&P 500 ETF Trust (114.32); iShares Russell 2000 Index Fund (66.82); iShares MSCI EAFE Index Fund (55.10); and iShares MSCI Emerging Markets Index Fund (44.02). The “Fund Closing Price,” with respect to a Basket Component on any Trading Day, means the product of (i) the Closing Price of one share of such Basket Component (or one unit of any other security for which a Fund Closing Price must be determined) on such Trading Day and (ii) the Adjustment Factor applicable to such Basket Component on such Trading Day. The “Closing Price” with respect to a share of a Basket Component (or one unit of any other security for which a Closing Price must be determined) on any Trading Day means the price, at the scheduled weekday closing time, without regard to after hours or any other trading outside the regular trading session hours, of the share on the principal United States securities exchange registered under the Securities Exchange Act of 1934, as amended, on which the share (or any such other security) is listed or admitted to trading. The “Adjustment Factor” means, with respect to a share of a Basket Component (or one unit of any other security for which a Fund Closing Price must be determined), 1.0, subject to adjustment in the event of certain events affecting the shares of such Basket Component. See “Anti-dilution Adjustments Relating To A Basket Component; Alternate Calculation—Anti-dilution Adjustments.” The “Capped Value” is 154% of the Face Amount of this Security. The “Threshold Price” will be equal to 60% of the Starting Price. The “Participation Rate” is 150%.

  • SOFR IndexEnd means the SOFR Index value on the day which is five U.S. Government Securities Business Days preceding the Interest Payment Date relating to such Interest Period (or in the final Interest Period, the Maturity Date).

  • SONIA Compounded IndexEnd means the SONIA Compounded Index Value on the date falling “p” London Business Days prior to (i) in respect of an Interest Accrual Period, the Interest Payment Date for such Interest Accrual Period, or (ii) if the Notes become due and payable prior to the end of an Interest Accrual Period, the date on which the Notes become so due and payable; and

  • SONIA Compounded IndexStart means, with respect to an Interest Accrual Period, the SONIA Compounded Index determined in relation to the day falling the Relevant Number of London Banking Days prior to the first day of such Interest Accrual Period; and

  • Beginning Price with respect to a company means the average closing price of a share of common stock of such company as reported by such company’s primary national securities market or exchange at the end of each trading day during the 60 calendar days immediately prior to the first day of the Performance Period.

  • Initial Index Level means the closing level of the FTSE 100 on the Start Date.

  • SOFR Index Cessation Date means, in respect of a SOFR Index Cessation Event, the date on which the FRBNY (or any successor administrator of the SOFR), ceases to publish the SOFR, or the date as of which the SOFR may no longer be used.

  • Reference Year shall have the meaning given it in the Summary.

  • Gas Year means the period of 365 or 366 Gas Days, as the case may be, beginning at October 1st at 06:00 hours (Belgian time) and ending at September 30th 06:00 hours (Belgian time) of the next year.
