Basic Operating Cost definition

Basic Operating Cost shall have the meaning given in Section 3.05.
Basic Operating Cost means all expenses and costs of every kind and nature which Landlord shall pay or become obligated to pay, because of or in connection with the management, maintenance, repair, preservation and operation of the Project and its supporting facilities (determined in accordance with generally accepted accounting principles, consistently applied) including but not limited to the following:

Examples of Basic Operating Cost in a sentence

  • The Basic Operating Cost Adjustment shall be appropriately adjusted on the basis of such audit.

  • If this Lease has been terminated or the Term hereof has expired prior to the date of such statement, then the Basic Operating Cost Adjustment shall be paid by the appropriate party within twenty (20) days after the date of delivery of the statement.

  • Basic Operating Cost Adjustment" shall mean the difference between Estimated Basic Operating Cost and Basic Operating Cost for any fiscal year determined as hereinafter provided.

  • During the last month of each fiscal year during the Term, or as soon thereafter as practicable, Landlord shall give Tenant written notice of the Estimated Basic Operating Cost for the ensuing fiscal year.

Basic Operating Cost shall have the meaning given in Section -------------------- 3.05.
Basic Operating Cost means the expenses and costs described in Paragraph 2(a) of Exhibit C, subject to the exclusions described in Paragraph 2(b) of Exhibit C and subject to any adjustments made to Basic Operating Cost pursuant to Paragraphs 2(c) and/or 2(d) of Exhibit C.
Basic Operating Cost means all Operating Expenses of the Project, which shall be computed on the accrual basis and shall consist of all reasonable and necessary costs and expenses incurred by Landlord to maintain all facilities in the operation of the Project and such additional facilities now and in subsequent years as may be determined by Landlord to be necessary to the Project. All Operating Expenses shall be determined in accordance with generally accepted accounting principles, which shall be consistently applied (with accruals appropriate to Landlord's business).
