Examples of Base Annual Rent in a sentence
At the absolute discretion of the Licensor, the Licensor may determine that the Licensee is entitled to a Rent Rebate on the basis that the Licensee is a recognised charitable or non-profit organisation; Subject to sub-clause 14.6(a), the Rent is calculated by subtracting the Rent Rebate from the Base Annual Rent, but the Rent must exceed the statutory minimum rental applicable to tenures under the CLM Act; Where the Licensee is not entitled to a Rent Rebate, the Base Annual Rent applies.
Any Annual Rent exceeding Base Annual Rent in any Lease Year shall be deemed Additional Rent.
Commencing on the Expansion Space Commencement Date, Tenant shall pay Landlord for the Expansion Space, Base Annual Rent at a rate equal to Fifteen and 00/100 Dollars ($15.00) per square foot of the Expansion Space per annum, full service, payable in advance in equal monthly installments due on the first day of each calendar month of the term of the Lease.
The remainder of the Capital Improvement Allowance for such Lease Year (i.e., the Capital Improvement Allowance for such Lease Year, less the amount of the Base Annual Rent due from the Bills to the ECSC for such Lease Year) shall be paid by the ECSC and the County in accordance with the respective percentages of such remainder for such year set forth in Schedule 9.4(b).
Any Annual Rent for any Lease Year exceeding the Base Annual Rent for such Lease Year shall be deemed Additional Rent and shall not be contributed to the Capital Improvement Allowance.
