At the Close of Escrow, Seller shall cause the Title Company to issue to Buyer an ALTA Owner's Policy of Title Insurance, 10/17/70 (Form B) in the amount of the Purchase Price for the Property showing fee simple title to the Property vested in Buyer, together with such endorsements as are reasonably requested by Buyer, all subject only to the Approved Title Conditions (the "Title Policy").
