Approved Improvements definition

Approved Improvements means any improvements to the Premises which have been approved by the Authority which may include all designs, engineering, construction, equipment, furniture, fixtures, flooring and signage.
Approved Improvements means improvements made or added to an Eligible Asset acceptable to the Agent in its reasonable judgment.
Approved Improvements shall be those improvements consented to by the Sublessor pursuant to Section 10.

Examples of Approved Improvements in a sentence

  • Approved Improvements funded by Landlord pursuant to Section 9.3 and constituting Qualified Capital Expenditures shall be included in the calculation of Minimum Qualified Capital Expenditures for the Lease Year in which such amounts are funded.

  • Prior to commencing any work on any Approved Improvements, if applicable based on the nature of such Approved Improvements, Tenant shall have obtained any certificate of need or other Authorizations from any applicable governmental authorities with jurisdiction required in connection with such Approved Improvements.

  • Subject to the terms of this Section 8, Tenant shall have the right, without need for Landlord's consent, to make the alterations to the Additional Space more particularly described in EXHIBIT C attached hereto ("Approved Improvements") .

  • Subject to Force Majeure, once commenced Tenant shall diligently complete any Approved Improvements on or before the completion date specified in the approval materials, or if no completion date is specified, by September 30, 2023 and Landlord shall have no obligation to fund any such Approved Improvements after such date.

  • The proceeds of each Loan made pursuant to the Revolving Credit Facility hereunder shall be used by the Applicable Borrower to (a) finance or reimburse a Borrower for up to the Allowed Percentage of an Eligible Asset, and 65% of the costs incurred in connection with any Approved Improvements or any Qualified Conversion or (b) subsequent to the initial purchase of an Eligible Asset, finance up to the Allowed Percentage of such Eligible Asset.

  • Notwithstanding anything to the contrary in the Lease, Tenant shall not be obligated to remove the Approved Improvements from the Additional Space at the expiration or earlier termination of the Additional Space Term.

  • Subject to Force Majeure, once commenced Tenant shall diligently complete any Approved Improvements on or before the completion date specified in the approval materials, or if no completion A request for confidential treatment has been made with respect to portions of this document that are marked ‘[*****]’.

  • The proceeds of each Loan made pursuant to the Revolving Credit Facility hereunder shall be used by the Applicable Borrower to (a) finance or reimburse a Borrower for up to 65% of the Purchase Price of an Eligible Asset and 65% of the costs incurred in connection with any Approved Improvements or any Qualified Conversion or (b) subsequent to the initial purchase of an Eligible Asset, finance up to 65% of the Individual Eligible Asset Borrowing Base of such Eligible Asset.

  • In addition, Lessor hereby releases Lessee of its obligations under Section 9.1.5 of the Master Lease with respect to any Approved Improvements to the extent funds are disbursed by Lessor (or the New Lessors) pursuant to the Agreement to Fund; provided, however, that such release is limited to the scope of work approved by Lessor (or the New Lessor) in connection with such Approved Improvement.

  • The final plans and specifications for any Approved Improvements shall be subject to the prior written consent of Landlord, which consent shall not be unreasonably withheld or delayed.


More Definitions of Approved Improvements

Approved Improvements shall have the meaning provided in Section 11.
Approved Improvements means those improvements made by the initial or subsequent owner with the approval of the office.
Approved Improvements means improvements made or added to an Eligible Aircraft acceptable to the Agent in its reasonable judgment.
Approved Improvements means (i) the Exxxx Improvements, (ii) the Escrow Improvements, and (iii) the Non-Escrow Improvements.
Approved Improvements means and refer to those improvements made by the initial or subsequent Affordable Owner with the approval of the Housing Office.

Related to Approved Improvements

  • Leased Improvements shall have the meaning given such term in Section 2.1(b).

  • Leasehold Improvements means all buildings, structures, improvements and fixtures located on any Leased Real Property which are owned by Company or any Company Subsidiary, regardless of whether title to such buildings, structures, improvements or fixtures are subject to reversion to the landlord or other third party upon the expiration or termination of the lease for such Leased Real Property.

  • Substitute Improvements means the substitute or additional improvements of the Issuer described in Article V hereof.

  • Site Improvements means any construction work on, or improvement to, streets, roads, parking facilities, sidewalks, drainage structures and utilities.

  • Improvements shall have the meaning set forth in the granting clause of the Mortgage.

  • Project Improvements means site improvements and facilities that are:

  • Minimum Improvements means the acquisition of land and construction of a 64-unit market rate residential apartment building and related improvements. The Minimum Improvements are more fully depicted in Exhibit B, which is attached hereto and incorporated herein.

  • Needs Improvement the Educator’s performance on a standard or overall is below the requirements of a standard or overall, but is not considered to be unsatisfactory at this time. Improvement is necessary and expected.  Unsatisfactory: the Educator’s performance on a standard or overall has not significantly improved following a rating of needs improvement, or the Educator’s performance is consistently below the requirements of a standard or overall and is considered inadequate, or both.

  • Project means the goods or Services described in the Signature Document or a Work Order of this Contract.

  • Tenant Improvements Defined in Exhibit B, if any.

  • Building Project means the aggregate combined parcel of land on a portion of which are the improvements of which the Premises form a part, with all the improvements thereon, said improvements being a part of the block and lot for tax purposes which are applicable to the aforesaid land.

  • Capital Improvements mean the purchase, renovation, rehabilitation, or construction of permanent land, buildings, structures, equipment and furnishings used directly for or in the Project, and any goods or services for the Project that are purchased and capitalized under GAAP, including any organizational costs and research and development costs incurred in Illinois. Capitalized lease costs for land, buildings, structures or equipment shall be included in “Capital Improvements” only if the lease term, including any extensions or options to extend, equals or exceeds the term of this Agreement, and provided that such lease costs are valued at their present value using the corporate interest rate prevailing at the time the Company filed its Application with the Department.

  • Alterations means all changes, additions, improvements or repairs to, all alterations, reconstructions, renewals, replacements or removals of and all substitutions or replacements for any of the Improvements or Equipment, both interior and exterior, structural and non-structural, and ordinary and extraordinary.

  • Private Improvements means the improvements to be constructed on the Property that are not Public Improvements.

  • Licensee Improvements means Improvements created, conceived, or reduced to practice by or for Licensee.

  • Tenant Improvement Work means the construction of the Tenant Improvements, together with any related work (including demolition) that is necessary to construct the Tenant Improvements.

  • Infrastructure Improvements means a street, road, sidewalk, parking facility, pedestrian mall, alley, bridge, sewer, sewage treatment plant, property designed to reduce, eliminate, or prevent the spread of identified soil or groundwater contamination, drainage system, waterway, waterline, water storage facility, rail line, utility line or pipeline, transit-oriented development, transit-oriented property, or other similar or related structure or improvement, together with necessary easements for the structure or improvement, owned or used by a public agency or functionally connected to similar or supporting property owned or used by a public agency, or designed and dedicated to use by, for the benefit of, or for the protection of the health, welfare, or safety of the public generally, whether or not used by a single business entity, provided that any road, street, or bridge shall be continuously open to public access and that other property shall be located in public easements or rights-of-way and sized to accommodate reasonably foreseeable development of eligible property in adjoining areas. Infrastructure improvements also include 1 or more of the following whether publicly or privately owned or operated or located on public or private property:

  • Public Improvements means only the following improvements: housing facilities; garbage disposal plants; rubbish disposal plants; incinerators; transportation systems, including plants, works, instrumentalities, and properties used or useful in connection with those systems; sewage disposal systems, including sanitary sewers, combined sanitary and storm sewers, plants, works, instrumentalities, and properties used or useful in connection with the collection, treatment, or disposal of sewage or industrial wastes; storm water systems, including storm sewers, plants, works, instrumentalities, and properties used or useful in connection with the collection, treatment, or disposal of storm water; water supply systems, including plants, works, instrumentalities, and properties used or useful in connection with obtaining a water supply, the treatment of water, or the distribution of water; utility systems for supplying light, heat, or power, including plants, works, instrumentalities, and properties used or useful in connection with those systems; approved cable television systems, approved cable communication systems, or telephone systems, including plants, works,

  • Non-Public Works and Improvements means all competitively solicited procurement of Supplies and/or Services by the City not solicited as Public Works.

  • Improvement Costs means any additional expenditure on a fixed asset that materially increases the capacity of the asset or materially improves its functioning or represents more than 10% of the initial depreciation base of the asset;

  • Major project means a project comprising of a series of works, activities or services which is intended, in itself, to accomplish a definite and indivisible task of a precise economic or technical nature, which has clearly identified goals and whose total cost exceeds that which is specified in the Framework Agreement;

  • Capital Improvement Project means the acquisition, construction, reconstruction, improvement, planning and equipping of roads and bridges, appurtenances to roads and bridges to enhance the safety of animal-drawn vehicles, pedestrians, and bicycles, wastewater treatment facilities, water supply systems, solid waste disposal facilities, and storm water and sanitary collection, storage and treatment facilities including real property, interests in real property, facilities, and equipment related or incidental to those facilities.

  • Public improvement costs means the costs of:

  • Buildings means any and all buildings, structures, garages, utility sheds, workrooms, air conditioning towers, open parking areas and other improvements, and any and all additions, alterations, betterments or appurtenances thereto, now or at any time hereafter situated, placed or constructed upon the Land or any part thereof.

  • Installation Work means the construction and installation of the System and the Start-up, testing and acceptance (but not the operation and maintenance) thereof; all performed by or for the Power Producer at the Premises.
