INDUSTRIAL LEASE AGREEMENT

(a)Effective on the first day of the second (2nd) Lease Year (the "Expansion Date"), the Demised Premises shall automatically be expanded to include that certain 129,600 square feet of additional warehouse space lying adjacent to the initial Demised Premises and labeled as "Phase II" on Exhibit A hereto (the "Expansion Space"), so that from and after such date the Demised Premises shall be deemed to include the Expansion Space (the entire Building) for all purposes of this Lease. The day prior to the Expansion Date is referred to herein as the “Pre-Expansion Date”. Landlord shall cause the construction of the Expansion Space Improvements prior to the Expansion Date , and shall be delivered to Tenant on the Expansion Date in good order and repair and in broom clean condition. The “Expansion Space Improvements are the improvements described as “Phase II Improvements” on Exhibit B attached hereto.
