THIS MASTER GROUND LEASE AGREEMENT (“Lease”) is made and entered into as of the day of (“Effective Date”), by and between the COUNTY OF ORANGE, a political subdivision of the State of California (“County”), as lessor, and DANA POINT HARBOR PARTNERS DRYSTACK, LLC, a California limited liability company (together with its permitted successors and assigns, “Lessee”), as lessee. County and Lessee may be referred to herein each, individually, as a “Party” and collectively as the “Parties”.
