YIELDING AND PAYING THEREFORE to Lessor, at his then current address designated pursuant to Article I hereof or at such other place as Lessor may from time to time designate in writing, rent as follows:
YIELDING AND PAYING THEREFORE yearly and every year during the term hereby granted unto the Landlord rent as set out in the Basic Terms. Each monthly installment is to be paid in advance on the first (1st) day of such and every month during the term hereof. In the event the commencement date is other than the first (1st) day of the month, the Tenant shall pay its rent prorated for the period until the first (1st) day of the following month at which time the regular Rent payment shall be made.
