All glass, locks, and trimmings upon the doors and windows of the premises shall be kept whole, and damaged part thereof immediately replaced or repaired to the satisfaction of the Owner or his agent. It is the resident’s responsibility to ensure that: • Building and residence room doors are clear of obstructions and not left open. • Doormats, shoes, or other personal belongings are not left outside of the residence room. • External windows and doors remain closed during hot, cold, windy, rainy, or any type of inclement weather. • Windows in McFeetors Hall remain shut at all times for proper operation of the HVAC system. Residents may be held financially liable for damages or higher HVAC operation costs resulting from unattended or improperly closed windows and doors.

Windows and Doors. The Tenant is responsible for replacing all cracked or broken window or door panes and all damaged window or door screens that occurred during the term of the Lease, regardless of cause. Screens and window treatments of any kind are not included in the rental price. However, if any are present, the Tenant is free to use on loan. The Landlord will neither replace nor repair them. The Tenant agrees to place mini-blinds in windows if none are present, in lieu of any other type covering. The Landlord will immediately remove any unauthorized window coverings. n.
