Warranty Phase. Attend warranty walk through meeting scheduled by SPR, within one year of the date of physical completion of the construction contract as established by the Seattle SPR and Recreation Department. The Consultant shall be responsible for developing a list of warranty items to be corrected by the Construction Contractor, if any.
Warranty Phase. .1 The Construction Manager shall provide a minimum one (1) year warranty and shall coordinate and supervise the completion of warranty Work during the warranty period. Construction Manager shall participate with the Owner in conducting of warranty inspections held on the sixth (6th) and eleventh (11th) months after occupancy. Construction Manager shall deliver as-built drawings, warranties and guaranties to the Owner.
Warranty Phase. The Architect shall be responsible for reporting all known building deficiencies to the Contractor for a period of one year from the date of Substantial Completion (beginning with Substantial Completion for the last project in the case of phased project delivery). Additionally, the Architect shall monitor the progress of the reported corrections and furnish the Owner with written notification of completed corrections. The one-year period shall be extended to portions of Work first performed after Substantial Completion by the period of time between Substantial Completion and the actual performance of the Work.

Developers and Construction Managers shall assist the Project Owner and University with any warranty issues arising during the first year following the date of substantial completion of the Project. Developers and Construction Managers shall prepare any warranty claims and coordinate with the Contractor and warranty provider to adequately address such warranty issues in a timely manner.

Warranty Phase. Construction Manager shall conduct, in conjunction with the City, a sixth (6th) month and eleventh (11th) month warranty inspection. The City shall be responsible for setting the dates for said inspections. Construction Manager shall provide a warranty summary report to the City at the end of each inspection period. At a minimum the report shall include:

The A & E shall, at his expense and at least 30 days before the completion of the warranty period for the Project, provide at least one on-site inspection performed by the appropriate members of his staff and his professional and/or engineering affiliates. He shall inspect all project conditions to make sure that all equipment, materials and workmanship meet the requirements of the Construction Documents. As a result of this inspection, the A & E shall prepare a list of the items needing correction. The A & E shall assist the TFC in the resolution of warranty items and/or latent defects. Monthly reports are due to TFC until all warranty or latent defects are resolved to the satisfaction of TFC.
