Utilities Costs. 8.1 Subject to the terms and conditions of this License, the Licensee shall have the right to connect the Licensee Equipment to the electric power distribution system within the Building at the sole cost and expense of the Licensee. The Licensee agrees to pay for such electricity consumption which shall be calculated based upon the rates set out in Schedule “G” attached. Licensee agrees to pay for such electricity consumption “in- advance” on a monthly basis with an annual reconciliation, provided that any overpayments by the Licensee, based upon the actual consumption by the Licensee, shall be refunded to the Licensee by the Licensor within sixty (60) days of Licensor receiving an invoice from the applicable utility for such electricity consumption.

Utilities Costs. UTILITIES COSTS" means all of the following that are not Excluded Costs and that are incurred by Landlord in connection with the ownership or operation of the Property; (a) costs and expenses for consumption or use of public or private utility services for the Property, including without limitation, water, steam, sewer, waste disposal, gas, telecommunications, and electricity; and (b) amortization in accordance with generally accepted accounting principles of capital expenditures and reasonable financing charges for items that are primarily for the purpose of (i) reducing or avoiding increases in Utilities Costs in Landlord's good faith estimate, or (ii) complying with Laws imposed after the initial construction of the Building.
Utilities Costs a. The City shall continue to furnish telephone and internet service at the Premises for: two (2) volunteer office computers and two (2) volunteer office telephone lines, plus one computer and one telephone line for the Parks and Recreation staff office located at the Premises.
