The Contractor shall furnish all labor and material necessary for the proper maintenance of tower lighting (excluding high mast shaft). This includes lowering mechanism, complete with pulley (including steel cable), brake and clutch.

TOWER LIGHTING. Item 5(a)3 Provide bucket truck, capable of reaching canopy on 100 foot High Mast Lamppost. Contractor shall furnish all labor and material necessary for the proper maintenance of tower lighting (excluding high mast shaft). This includes lowering mechanism, complete with pulley (including steel cable), brake and clutch. The electric drill shall be delivered to the City store yard. Under this item, Contractor shall periodically inspect lowering and or locking mechanism to ensure proper operation and lubricate and or adjust when necessary and must repair or replace all defective doors and locks under this item. Such inspection must be performed every three months and in the presence of SL personnel with written reports submitted to SL. Contractor must perform the necessary work, as part of this item. TOWER LIGHTING. Lessor monitors the tower lighting under FAA rules and follows the FAA requirements for Flight Service Station notification of any outage. The tower lighting conforms to the FCC and FAA rules at the time of installation. Lessee shall comply with all FCC and FAA requirements in connection with Lessee’s use of the Tower. Lessee understands that the FAA and/or the FCC has imposed substantial fines to licensees of towers and that Lessor will not be held responsible for such fines levied against Lessees of the tower.
TOWER LIGHTING. Subject to applicable Legal Requirements and Unavoidable Delays, for so long as MetLife is Landlord, Tenant agrees to keep the exterior lights on the top portion of the Tower lighted from sunset until midnight, 365 days a year. The colors of the exterior lights shall be in accordance with Schedule H hereto.
TOWER LIGHTING. Not interfere with the maintenance of the Tower and the Tower lighting system.
TOWER LIGHTING. For a period commencing on the Closing Date of the First Closing and continuing for a period of five (5) years from the Closing Date of the Replacement Assets Closing at no cost to Purchaser (other than expenses for power and telephone services at such Properties), Seller shall monitor the Tower Lighting Systems on such Assets on substantially the terms described in the Tower Lighting Services Agreement.

The field lighting includes all luminous signals, markers, floodlights, and illuminating devices used on or near the airport or to aid in the operation of aircraft landing at, taking off from, or taxiing on the airport surface.

  • Infrastructure (a) The Borrower has and will maintain a sufficient infrastructure to conduct its business as presently conducted and as contemplated to be conducted following its execution of this Agreement.

  • Sprinkler System If there now is or shall be installed in the Building a "sprinkler system", and such system or any of its appliances shall be damaged or injured or not in proper working order by reason of any act or omission of Tenant, Tenant's agents, servants, employees, licensees or visitors, Tenant shall forthwith restore the same to good working condition at its own expense; and if the New York Board of Fire Underwriters or the New York Fire Insurance Rating Organization or any bureau, department or official of the state or city government, shall require or recommend that any changes, modifications, alterations or additional sprinkler heads or other equipment be made or supplied by reason of Tenant's business, or the location of the partitions, trade fixtures, or other contents of the Premises, Tenant shall, at Tenant's expense, promptly make and supply such changes, modifications, alterations, additional sprinkler heads or other equipment.

  • Elevators Landlord shall provide passenger elevator service during normal business hours to Tenant in common with Landlord and all other tenants. Landlord shall provide limited passenger service at other times, except in case of an emergency.

  • HEATING, VENTILATING AND AIR CONDITIONING General Office Area: The building shall be equipped with a combination heating, ventilation and air conditioning system. The system shall have ducted supply and return air. The space above the ceiling shall not be used as a supply or return plenum. The systems shall be sized in accordance with the weather conditions identified in Chapter 13, “Energy Conservation” of the 1996 BOCA Building Code and supplemented by the “Building Code Rules”. All HVAC equipment shall be commercial or light industrial grade. If new construction it shall be installed at grade or within mechanical rooms for easy access and maintenance. If existing construction, roof mounted equipment will be considered after all other options have been exhausted, including the elimination of noise and vibration transfer to the structural members. The HVAC systems shall be zoned, with units sized and placed as required by heating and cooling loads on the building. Zoning of systems is dependent on the size, shape and orientation of the building. The HVAC system shall be divided into a minimum of 4 exterior and 1 interior temperature control zones. Return air shall be taken from the area supplied or adjacent to the area in the same temperature control zone. The ventilation and exhaust system shall be sized to maintain a positive pressure throughout the building envelope to limit air and dust infiltration. No HVAC ductwork shall be installed under the floor slab or underground.

  • Building Systems The term “Building Systems” shall mean collectively the mechanical, electrical, plumbing, sanitary, sprinkler, heating, ventilation and air conditioning, security, life safety, elevator and other service systems or facilities of the Building and the finished ceiling and Building standard lighting fixtures in the Leased Premises, that are excluding any Premises Fixtures.

  • Elevator Landlord shall provide passenger elevator facilities on business days from 8:00 a.m. to 6:00 p.m. and shall have one elevator in the bank of elevators servicing the Premises available at all other times.

  • HVAC A. Heating, ventilating and air conditioning equipment will be provided with sufficient capacity to accommodate a maximum population density of one (1) person per one hundred fifty (150) square feet of useable floor area served, and a combined lighting and standard electrical load of 3.0 xxxxx per square foot of useable floor area. In the event Tenant introduces into the Premises personnel or equipment which overloads the system’s ability to adequately perform its proper functions, Landlord shall so notify Tenant in writing and supplementary system(s) may be required and installed by Landlord at Tenant’s expense, if within fifteen (15) days Tenant has not modified its use so as not to cause such overload.
