Common use of TI Allowance Clause in Contracts

TI Allowance. Landlord shall provide to Tenant a tenant improvement allowance (the “TI Allowance”) for the Tenant Improvements equal to (i) $190.00 per rentable square foot of the Second Floor Premises, and (ii) $50.00 per rentable square foot of the First Floor Premises. The TI Allowance shall be disbursed in accordance with this Work Letter. Tenant shall have no right to the use or benefit (including any reduction to or payment of Base Rent) of any portion of the TI Allowance not required for TI Costs.

The TI Allowance shall be disbursed in accordance with this Work Letter. Tenant shall have no right to the use or benefit (including any reduction to or payment of Base Rent) of any portion of the TI Allowance not required for the construction of (i) the Tenant Improvements described in the TI CostsConstruction Drawings approved pursuant to Section 2(d) or (ii) any Changes to the Tenant Improvements pursuant to Section 4.

Subject to the terms and conditions of this Work Letter and the Lease, Landlord shall provide to Tenant a tenant improvement allowance (the “"TI Allowance”") for the Tenant Improvements equal to (i) of $190.00 65.00 per rentable square foot of the Second Floor Premises, and (ii) or $50.00 per rentable square foot of 8,412,560.00 in the First Floor Premisesaggregate. The TI Allowance shall be disbursed Notwithstanding anything to the contrary contained in accordance with this Work Letter. Tenant Letter or the Lease, Landlord shall have no right obligation to the use or benefit (including any reduction to or payment of Base Rent) of disburse any portion of the TI Allowance not required for TI Costsprior to January 1, 2019.

Landlord shall provide to Tenant a tenant improvement allowance (the “TI Allowance”) for the Tenant Improvements equal to (i) of $190.00 145.00 per rentable square foot of the Second Floor Premises, and (ii) $50.00 per rentable square foot of the First Floor initial Premises. The TI Allowance shall be disbursed in accordance with this Work Letter. Landlord shall also provide Tenant with a separate fit out allowance for the Initial Premises only to reimburse Tenant for up to $15,000 in design fees, which such fit out allowance shall have no right to the use or benefit (including any reduction to or payment be paid within 30 days of Base Rent) of any portion of the TI Allowance not required for TI Costsinvoice from Tenant.

Tenant shall have Letter or the Lease, no right to the use or benefit (including any reduction to or payment of Base Rent) of any portion of the TI Allowance not shall be required for to be disbursed by Landlord until the TI CostsPermit is obtained by Tenant from the applicable Governmental Authority, and a copy of the TI Permit is delivered to Landlord.
