THE RENTAL PRICE. The prices of the rooms and studios are as varying as the offer. The average rental price for a student room in Bruges is 350 Euros, in Kortrijk 350 Euros, all costs included. For a student studio, you pay between 350 and 500 Euros per month, all costs included. The renter is obliged to pay the rent in time. Most of the time, the rental price is laid down in the rental agreement. The rental price is laid down at the start of the agreement and may not be modified during the duration of the agreement. The rental price includes a compensation for both the use of the rented property by the renter and all costs and charges, except for the use of energy, water, telecommunication and the tax on second residences. So, the landlord can only charge extra for these costs. IN RENTAL AGREEMENTS FOR STUDENT ROOMS, THE PAYMENT OF THE COSTS IS SETTLED IN SEVERAL WAYS: ¢ All-in The costs are included in the rental price. Such an all-in rental price offers the advantage that both parties clearly know in advance which amount must be paid per month. Additional or less consumption of energy is not charged. If these costs are not included in the rental price, they must be paid separately. The agreement must clearly mention in which way the costs are calculated. There are two possibilities: a fixed amount or periodic advance payments. ¢ Fixed amount If you choose the fixed amount, you periodically (e.g. monthly) pay a fixed amount, irrespective of your actual consumption. If you have paid less than the actual cost price, the landlord must make up the difference. If you have paid more than the actual cost price, the landlord keeps the overpayment. ¢ Periodical advance payments If you choose the system of advance payments, you periodically (e.g. monthly) pay an advance payment. At the end of the rent period, the landlord must make up a final settlement in which the actual costs (invoices of electricity, water, gas, ...) are summed up and from which sum the total amount of your advance payments is deducted. If the sum of your advance payments is not sufficient to compensate the actual costs, you must pay the difference. If you have paid more than the actual cost price, the landlord must return the overpayment. The landlord must always be able to prove the costs made by means of the invoices. If he does not furnish any proof, you do not have to pay for these additional costs.

THE RENTAL PRICE. The price of the rental, due to the owner by the CLIENT, is set based on a package proposed by LRM and the owner, depending on the category of the vehicle, the rental period and respective to a distance up to 120 kilometers. The price of the rental will appear on the website of LRM for each vehicle offered for hire. The posted price reflects the LRM COMMISSION due to the conditions mentioned in paragraph COMMISSION. Special VEHICLES (not categorized), as well as multiple RENTALS (over three referral requests for the same event), may, if necessary, be subject to a quote. Distance in the package: Packages include a distance of 120 km, independent of the selected duration. This distance takes into account the return journey to the place of rental from the home of the owner, as well as the distance travelled during the rental. Any additional kilometre defined before the performance, will lead to compensation to the owner by the CLIENT at a fixed price of 0.50 € to 1.00 € per kilometre above 120 km. All additional charges (motorway tolls, parking fees, ) incurred during the rental period (excluding expenses incurred during the journey to and from the residence of the owner) are the responsibility of the CLIENT. In all cases, fuel and vehicle maintenance remain the responsibility of the owner. Travel duration: The packages offered refer to a minimum rental of 4 hours. The period mentioned in package does not include the travel time required for the owner to reach to the place of rental. Once the rental has been fulfilled, any scheduled overrun and / or of the odometer will lead to an agreement in each case between the CLIENT and the OWNER. LRM will not be affected in case of schedule overrun and / or mileage.

  • Rent Payment Tenant shall pay the Base Rent for the Premises and any additional rent provided herein without deduction or offset. Rent for any partial month during the lease term shall be prorated to reflect the number of days during the month that Tenant occupies the Premises. Additional rent means amounts determined under Section 19 of this Lease and any other sums payable by Tenant to Landlord under this Lease. Rent not paid when due shall bear interest at the rate of one-and-one-half percent per month until paid. Landlord may at its option impose a late charge of $.05 for each $1 of rent for rent payments made more than 10 days late in lieu of interest for the first month of delinquency, without waiving any other remedies available for default. Failure to impose a late charge shall not be a waiver of Landlord’s rights hereunder.

  • Rental Payment Commencing on the Commencement Date, Tenant agrees to pay Rent (defined below) in monthly installments on or before the first day of each calendar month during the Term, in lawful money of the United States of America to the following address or to such other address as Landlord may designate from time to time in writing: Cousins Fund II Phoenix III, LLC, X.X. Xxx 000000, Xxxxxx, XX 00000-0000; provided, however, that the first full monthly installment of Base Rent due after the Abatement Period shall be paid in advance on the date of Tenant’s execution of this Lease and shall be applied to the first full monthly installment of Base Rent due hereunder after the expiration of the Abatement Period. Tenant agrees to timely pay all Base Rent, Additional Rent, defined below, and all other sums of money which become due and payable by Tenant to Landlord hereunder (collectively “Rent”), without abatement, demand, offset, deduction or counterclaim except as provided herein. If Tenant fails to pay part or all of the Rent within five (5) days after it is due, Tenant shall also pay (i) interest at the Default Rate, defined below or the maximum then allowed by law, whichever is less, on the unpaid Rent, plus (ii) a late charge equal to five percent (5%) of the unpaid Rent; provided, however, that Landlord is required to provide Tenant with written notice of such failure and a five (5) day period within which to cure such failure one (1) time during each calendar year of the Term before it can impose the late charge on Tenant. Landlord may assess a reasonable fee to Tenant for any checks made payable to Landlord that are returned unpaid by Tenant’s bank for any reason. If the Term does not begin on the first day of a calendar month, the installment of Rent for that partial month shall be prorated.

  • Base Rent Lessee shall pay Base Rent and other rent or charges, as the same may be adjusted from time to time, to Lessor in lawful money of the United States, without offset or deduction, on or before the day on which it is due under the terms of this Lease. Base Rent and all other rent and charges for any period during the term hereof which is for less than one full month shall be prorated based upon the actual number of days of the month involved. Payment of Base Rent and other charges shall be made to Lessor at its address stated herein or to such other persons or at such other addresses as Lessor may from time to time designate in writing to Lessee.

  • Minimum Rent The defined term “Minimum Rent” set forth in Section 1.66 of the Lease is deleted in its entirety and replaced with the following:

  • Basic Rent The periodic rent payable for the Aircraft throughout the Basic Term pursuant to Section 3.02 of the Lease, adjusted pursuant to Article 3 of the Lease. Basic Term.
