Termination or Expiration. Upon the termination or expiration of this Lease, Lessee shall remove from the Leased Premises any equipment, improvements, or storage facilities installed by Lessee and utilized by Lessee in connection with any Hazardous Materials and shall clean up, detoxify, repair, remediate, and otherwise restore the Leased Premises to a condition such that Hazardous Materials generated, released, stored, or disposed of by Lessee on the Leased Premises, if any, are not present in concentrations requiring Remedial Work under Hazardous Materials Laws and Environmental Laws [ML]. Lessee shall not be deemed a tenant in possession, whether by holdover or otherwise, during any required clean-up [ML].
