Common use of Term Commencement Date Clause in Contracts

Term Commencement Date. The Term Commencement Date in respect of the RFO Premises shall be the later of: (x) the Specified Commencement Date in respect of such RFO Premises as set forth in Landlord's Notice, or (y) the date that Landlord delivers such RFO Premises to Tenant.

Landlord agrees to use reasonable efforts (including the institution of eviction proceedings) to deliver the RFO Premises on the estimated Term Commencement Date.
