Term and Commencement of Term. A. The term of this Lease (the “Term”) shall commence on the date (the “Lease Commencement Date”) that the Acceptance Certificate is delivered by Tenant to Landlord (the “Acceptance Certificate Date”), provided that all of the other conditions to closing set forth in Section 3 have been satisfied or waived.

Term and Commencement of Term. 4.1 This Lease shall be effective and binding on the parties as of the Lease Commencement Date. The term of this Lease (the "Term") and Tenant’s obligation to pay rental hereunder shall commence on the date (the “Rental Commencement Date”) which shall be the earlier of:.
Term and Commencement of Term. This Lease shall be in full force and effect from the Possession Date. Between the Possession Date and the day immediately preceding the Commencement Date, all of the terms and provisions of this Lease, except for those pertaining to the payment of Annual Base Rent, shall be in full force and effect, and shall apply to Tenant's use and occupancy of the Premises. The term of this Lease (the "Term") shall commence on the Commencement Date and shall expire on June 30, 2027 (the "Lease Expiration Date"), unless otherwise extended or earlier terminated in accordance with the terms hereof. As used herein, the term "Lease Year" means (i) with respect to the first Lease Year, the twelve (12)-month period commencing on the Commencement Date, and (ii) each successive period of twelve (12) calendar months thereafter during the Term.
Term and Commencement of Term. The term of this Lease (the "Term") shall commence on November 1, 1980 (the "Lease Commencement Date") provided, however, that in no event shall the Lease Commencement Date begin until the date sixty (60) days after Landlord notifies Tenant that Landlord's Work (as defined in Section 3 and Exhibit C, Paragraph 2 of this Lease) shall be substantially completed on the Lease Commencement Date. The Term shall end at midnight on the day which is ten (10) years from the end of the month during which the Lease Commencement Date occurs unless the Term terminates sooner pursuant to any other provision of this Lease or pursuant to law. Subject to the terms of the Lease, Landlord, its agents and employees, shall not be liable or responsible for any claims, damages or liabilities in connection with any delay in the beginning of the Lease Term, nor shall any obligations of Tenant hereunder be excused on account thereof except that payment of rent and performance of Tenant's other obligations contemplated to occur during the Lease Term shall, absent any misconduct or negligence of Tenant, its agents, employees or invitees contributions to any delay in the Lease Commencement Date, be abated until the actual beginning of the Lease Term. The term of the lease for the Additional Space shall be in all respects coterminous with the Term of the Lease for the Premises, as set forth in Paragraph 2 of the Lease, i.e., the commencement of the Term for the Premises shall constitute the commencement of the term for the Additional Space. 41
Term and Commencement of Term. This Lease shall be in full force and effect from the date first written above. The term of this Lease (the "Term") shall commence on the Commencement Date (as hereinafter defined) and shall expire sixty (60) months thereafter unless otherwise extended or terminated in accordance with the terms hereof. The Commencement Date shall be the date the Property is deeded from Tel-Save, Inc. to Landlord ("closing date"). In the event the Commencement Date is a date other than the first day of a calendar month, the Term shall run for the number of months set forth above from the first day of the calendar month following the Commencement Date. Landlord and Tenant hereby agree to execute a Declaration, substantially in the form attached hereto and incorporated herein as Exhibit B, to confirm the Commencement Date, the Term and the other matters listed thereon. Failure to execute said Declaration shall not affect the commencement or expiration of the Term.
Term and Commencement of Term. This Lease shall be in full force and effect from the Effective Date. The term of this Lease (the "Term") shall commence on January 1, 2012 (the "Commencement Date") and shall expire on December 31, 2017 (the "Lease Expiration Date"), unless otherwise extended or terminated in accordance with the terms hereof. As used herein, the term "Lease Year" means (i) each twelve (12)-month period commencing on the Commencement Date, and (ii) each successive period of twelve (12) calendar months thereafter during the Term. Reference is made to the form of Declaration of Commencement Date (the "Declaration") attached hereto as Exhibit C. After the Commencement Date, Landlord shall complete the Declaration and deliver the completed Declaration to Tenant. Within ten (10) business days after Tenant receives the completed Declaration from Landlord, Tenant shall execute and return the Declaration to Landlord to confirm the Commencement Date and the Term. Failure to execute the Declaration shall not affect the commencement or expiration of the Term. No delay by Tenant in completing the Tenant Improvements shall delay or otherwise affect the Commencement Date or Tenant's obligation to pay Rent from and after such date.
Term and Commencement of Term. This Lease shall be in full force and effect as of the Effective Date. The Term of this Lease shall commence on the Commencement Date and shall expire on the Lease Expiration Date, unless earlier terminated in accordance with the terms of this Lease or unless extended for one or more Extension Periods in accordance with Section 33 of this Lease.
