Term and Commencement of Term. A. The term of this Lease (the “Term”) shall commence on the date (the “Lease Commencement Date”) that the Acceptance Certificate is delivered by Tenant to Landlord (the “Acceptance Certificate Date”), provided that all of the other conditions to closing set forth in Section 3 have been satisfied or waived.

Term and Commencement of Term. 4.1 This Lease shall be effective and binding on the parties as of the Lease Commencement Date. The term of this Lease (the "Term") and Tenant’s obligation to pay rental hereunder shall commence on the date (the “Rental Commencement Date”) which shall be the earlier of:.
Term and Commencement of Term. This Lease shall be in full force and effect from the Possession Date. Between the Possession Date and the day immediately preceding the Commencement Date, all of the terms and provisions of this Lease, except for those pertaining to the payment of Annual Base Rent, shall be in full force and effect, and shall apply to Tenant's use and occupancy of the Premises. The term of this Lease (the "Term") shall commence on the Commencement Date and shall expire on June 30, 2027 (the "Lease Expiration Date"), unless otherwise extended or earlier terminated in accordance with the terms hereof. As used herein, the term "Lease Year" means (i) with respect to the first Lease Year, the twelve (12)-month period commencing on the Commencement Date, and (ii) each successive period of twelve (12) calendar months thereafter during the Term.

Term and Commencement of Term. This Lease shall be in full force and effect from the date first written above. The term of this Lease (the "Term") shall commence on the Commencement Date (as hereinafter defined) and shall expire sixty (60) months thereafter unless otherwise extended or terminated in accordance with the terms hereof. The Commencement Date shall be the date the Property is deeded from Tel-Save, Inc. to Landlord ("closing date"). In the event the Commencement Date is a date other than the first day of a calendar month, the Term shall run for the number of months set forth above from the first day of the calendar month following the Commencement Date. Landlord and Tenant hereby agree to execute a Declaration, substantially in the form attached hereto and incorporated herein as Exhibit B, to confirm the Commencement Date, the Term and the other matters listed thereon. Failure to execute said Declaration shall not affect the commencement or expiration of the Term.

Failure to execute the Declaration shall not affect the commencement or expiration of the Term. No delay by Tenant in completing the Tenant Improvements shall delay or otherwise affect the Commencement Date or Tenant's obligation to pay Rent from and after such date.
