Common use of Tenant Improvement Allowance Clause in Contracts

Tenant Improvement Allowance. Landlord shall provide a tenant improvement allowance for Tenant’s expenses incurred in the construction of Tenant’s Improvements on the Leased Premises (the “Tenant Improvement Allowance”). The Tenant Improvement Allowance shall be an amount equal to the lesser of (i) the actual costs of Tenant’s Improvements on the Leased Premises, or (ii) $1,500,000.00. Landlord shall disburse the Tenant Improvement Allowance in two disbursements in accordance with the following requirements:

Tenant Improvement Allowance. Landlord shall provide a tenant improvement Tenant an allowance for Tenant’s expenses incurred tenant improvements to the Premises in the construction of Tenant’s Improvements on the Leased Premises (the “Tenant Improvement Allowance”). The Tenant Improvement Allowance shall be an amount equal not to exceed the lesser of LESSER OF (i) the actual costs of Tenant’s Improvements on tenant improvement allowance specified in the Leased PremisesBasic Lease Information, or (ii) $1,500,000.00. Landlord shall disburse the Tenant Improvement Allowance in two disbursements in accordance with total cost of construction of the following requirements:tenant improvements.

The Tenant Improvement Allowance shall be an amount equal to the lesser of (i) the actual costs of Tenant’s Improvements on the Leased Premises, or (ii) $1,500,000.00. Landlord shall disburse the Tenant Improvement Allowance in two disbursements used in accordance with the following requirements:terms and conditions of this Section 30 or be forfeited.

The Tenant Improvement Allowance shall be an amount equal to the lesser of (i) the actual costs of Tenant’s Improvements on the Leased Premises, or (ii) $1,500,000.00. Landlord shall disburse the Tenant Improvement Allowance in two disbursements used in accordance with the following requirements:terms and conditions of Exhibit F attached hereto.

Tenant Improvement Allowance. The Tenant Improvement Allowance of $2,000.00 to be used towards the cost of improvements within the Premises. Any improvements in excess of the allowance shall be an amount equal paid for by Tenant and all improvements shall be subject to the lesser terms as outlined in Section 11 of (i) the actual costs of Tenant’s Improvements on the Leased Premises, or (ii) $1,500,000.00. Landlord shall disburse the Tenant Improvement Allowance in two disbursements in accordance with the following requirements:Lease.
