Subtenant. The person or entity with whom a Sublet agreement is proposed to be or is made.

Subtenant. Each Subtenant has joined in the execution of this Lease to acknowledge that Subtenant is subject to and bound by the terms of the Lease applicable to Subtenant, including, without limitation, the grant of a security interest under Article 23.
Subtenant. Subtenant will occupy the Subleased Premises in accordance with the terms of the Master Lease and will not suffer to be done, or omit to do, any act which may result in a violation of or a default under the Master Lease, or render Sublandlord liable for any damage, charge or expense thereunder. Subtenant will indemnify, defend, protect and hold Sublandlord harmless from and against any loss, cost, damage or liability (including reasonable attorneys’ fees) arising out of, by reason of, or resulting from, Subtenant’s failure to perform or observe any of the terms and conditions of the Master Lease or this Sublease. Any other provision in this Sublease to the contrary notwithstanding, Subtenant shall pay to Sublandlord as Rent hereunder any and all sums which Sublandlord may be required to pay the Landlord arising out of a request by Subtenant for, or the use by Subtenant of, additional or over-standard Building services from Landlord (for example, but not by way of limitation, charges associated with after-hour HVAC usage and overstandard electrical charges).
Subtenant. The term "Subtenant" means any person having rights of occupancy, use or possession under a Sublease, and any concessionaires, occupants and licensees that Tenant elects to treat as Subtenants, including, without limitation, lessee-dealers subleasing any Service Station Property.
Subtenant. The individual commercial operator(s) physically occupying the Premises to provide the services required under this Lease, as selected by Master Tenant and accepted by the Town (subject to Section 7.2 and Section 14.2 below). The Master Tenant cannot also be a Subtenant.

The parties incorporate in this Sublease by reference all of the provisions of the Prime Lease with the same effect as if set forth in this Sublease, subject to the provisions of this Section. Wherever the term “Tenant” occurs in the Prime Lease, the parties deem such reference to refer to Subtenant. Sublandlord promptly will forward to Subtenant a copy of any notice of default relating to the Spaces which Sublandlord receives from the City pursuant to the Prime Lease. Subtenant hereby indemnifies and holds Sublandlord harmless from and against any and all actions, claims, demands, damages, liabilities and expenses asserted against, imposed upon or incurred by Sublandlord by reason of (a) any violation caused, suffered, or permitted by Subtenant, its agents, contractors, servants, licensees, employees or invitees, of any of the provisions of this Sublease or the Prime Lease, and (b) any damage or injury to persons or property occurring upon or in connection with the use or occupancy by Subtenant of the Spaces.
