Staging Area. During Use Days, PG&E and PG&E's Representatives shall have the exclusive right to use the exterior area of the Property specifically designated on EXHIBIT A as the "Staging Area" to support the operation of an indoor customer resource center in the case of a PSPS Event. PG&E and PG&E's Representatives shall have the right to set up tents, install trailers, portable toilets, fencing, and temporary signage, park mobile vehicle units and other vehicles, and deliver and stage equipment, supplies and materials in the Staging Area.

Staging Area. Owner may designate unloading and staging areas. All materials unloaded at these areas are to be moved into the premises immediately.
Staging Area. During the period (the “Staging Area Term”) commencing on the Third Amendment Effective Date and continuing through and including the date thirty (30) days after the Rent Commencement Date (as defined in Paragraph 3 below), Tenant shall have the right to use up to 10,000 rentable square feet of space on the sixth (6th) floor of the Building (“Staging Area”) for the purposes of storing and staging its furniture and equipment only. With respect to the Staging Area, Tenant shall be responsible for providing all insurance and for providing any necessary fencing or other protective facilities for the Staging Area, subject to Landlord’s reasonable approval of the same. No utilities or services shall be provided to the Staging Area. Tenant shall be responsible for installing, at Tenant’s sole cost (although Landlord’s Allowance may be applied to such costs) any lighting or other improvements required for Tenant’s occupancy of the Staging Area during the Staging Area Term, including, without limitation, any life safety alarms or other installations required by applicable Legal Requirements. Tenant shall be obligated to remove all of the stored materials, its fencing and other improvements and facilities (and restore the affected areas of the Building to their condition prior to delivery of the Staging Area to Tenant) within ten (10) Business Days after the end of the Staging Area Term. Further, if, prior to the end of the Staging Area Term, Tenant exercises its option to lease the 6th Floor Expansion Increment (as defined in Paragraph 7 below), then, not later than ten (10) Business Days following Landlord’s written notice to Tenant that Tenant must vacate the Staging Area in order for Landlord to commence construction on the 6th Floor Expansion Increment, Tenant shall vacate the Staging Area in the manner provided above. Except to the extent inconsistent with this Paragraph 2.k., all of the provisions of this Lease shall apply to Tenant’s use of the Staging Area, including, without limitation, Paragraph 14 and 15 of the Lease, provided that (i) no rent shall accrue with respect to Staging Area during the Staging Area Term, (ii) provided that Tenant is utilizing the Staging Area solely for the purposes contemplated by this Paragraph 2.k., Tenant will not be deemed to be in occupancy of, or constructing Tenant Improvements within, any portion of the 6th Floor Expansion Increment for the purposes of Paragraph 7 below during any portion of the Staging Area Term, (iii...
Staging Area. For caged and cageless collocation arrangements, NEWSOUTH shall have the right to use the designated staging area, a portion of the wire center(s) or access tandem(s) and loading areas, if available, on a temporary basis during NEWSOUTH's equipment installation work in the collocation space. NEWSOUTH is responsible for protecting GTE's equipment and wire center or access tandem walls and flooring within the staging area and along the staging route. NEWSOUTH will store equipment and materials within the collocation space when work is not in progress (e.g., overnight). No storing of equipment and materials overnight will be permitted in the staging areas. NEWSOUTH will meet all GTE fire, safety, security and environmental requirements. The temporary staging area will be vacated and delivered to GTE in an acceptable condition upon completion of the installation work. NEWSOUTH may also utilize a staging trailer, which can be located on the exterior premises of GTE’s wire center or access tandem. GTE may assess NEWSOUTH a market value lease rate for the area occupied by the trailer.

Staging Area. Landlord shall construct, at its sole cost and expense as indicated in the Work Letter, the Staging Area located on level 1P of the Building. Additionally, Landlord agrees to spend up to $3,000.00 to acquire a pallet lift that may be used by Tenant on a nonexclusive basis with other tenants of the Building when taking deliveries and making shipments out of the Staging Area. The Staging Area shall become a shared but secured Common Area for the Building, the purpose of which is to facilitate shipping and receiving needs of tenants. Throughout the term of this lease, Tenant shall have the right to use (without charge) the Staging Area on a non-exclusive basis with the other tenants of the Building. Landlord reserves the right to implement reasonable terms and conditions for the use of the Staging Area provided such rules are applied to all tenants in a nondiscrimination manner. At any time during the term of the Lease and upon 180 days advance written notice to Landlord, Tenant may elect to add the Staging Area to its Premises in its as-is condition. Upon the date the Staging Area becomes a part of the Premises as herein provided, Tenant shall pay to Landlord, as Additional Rent, the amount set forth in the schedule below: Calendar Year Additional Rent per Month 2012 $348.00 2013 $356.70 2014 $365.62 2015 $374.76 2016 $384.13 2017 $393.73 2018 $403.57 Subsequent Years Increases at 2.5% each calendar year.

Staging Area. Tenant’s contractor shall contain his storage of materials and his operations within the Premises and such other space as may be assigned in writing by Landlord. Should Tenant’s contractor be assigned space outside of the Premises, he shall move to such other space as Landlord shall reasonably direct in writing from time to time to avoid interference or delays with other work.
Staging Area. During construction of the Improvements, Landlord shall make the lower level of the Annex and space in the covered parking lot area for the Tower (collectively, the “Staging Space”) available to Tenant for storage of construction materials, furniture and equipment and Tenant shall have the right, without any obligation to pay rental or any other additional fees to Landlord, to use such Staging Space so designated by Landlord for storage of such construction materials, furniture and equipment only. Upon notice to Tenant, Landlord shall have the right to relocate the Staging Space in the Annex to alternative space in the Annex. During the course of Tenant’s use of such Staging Space, for purposes of Article 13 and Article 14 above, such Staging Space shall be considered to be a portion of the Premises. On or before the Commencement Date, Tenant shall, at Tenant’s sole cost and expense, remove all Tenant’s materials, furniture and equipment from the Staging Space, repair any damage to such Staging Space resulting from Tenant’s or its contractor(s)’ use thereof and deliver the same to Landlord in broom-clean condition.
Staging Area. In addition to Tenant’s rights with respect to storage space as provided for under the Lease, during the period prior to the Commencement Date, Tenant shall have the right, without the obligation to pay rent, to use empty space in the Building designated by Landlord for the purposes of storing and staging its furniture and equipment only, but only to the extent empty space in the Building is available for such use by Tenant, as Landlord shall reasonably determine. With respect to any such free storage space, Tenant shall be responsible for providing all insurance (as if the space were a part of the Premises) and for providing any protective facilities. Tenant shall hold Landlord harmless and shall indemnify Landlord from and against any and all loss, liability or cost arising out of or in connection with use of such storage space by Tenant. Tenant shall be obligated to remove all of the stored materials and its fencing and other facilities within five (5) business days after Tenant’s receipt of written notice from Landlord that such staging area is needed by Landlord for construction of another tenant’s premises, in which event comparable space, to the extent available (as reasonably determined by Landlord), shall be made available to Tenant as a substitute staging area.
