Common use of Shared Expenses Clause in Contracts

Shared Expenses. 4.1 During the Lease Term, Lessee shall pay as additional rent Lessee's Proportionate Share (as hereinafter defined) of Shared Expenses (as hereinafter defined). Lessee shall also pay as additional rent all other charges, costs and expenses not included within Shared Expenses which are incurred by Lessor as a result of any use of the Premises by Lessee. Lessee's Proportionate Share of Shared Expenses shall be prorated as necessary for any year during which this Lease is effective for less than the full twelve month calendar year. Shared Expenses shall be calculated on an accrual basis.
