Seller represents and warrants that: (1) that there are no Buildings, structures, fixtures and other improvements owned by others on the subject Property; or (2)that there are no private or governmental actions, suits, proceedings or investigations pending against Seller which could have an adverse effect on the Property.

Seller Representations. Seller represents and warrants that: (1) that there are no Buildings, structures, fixtures and other improvements owned by others on the subject Property; or (2)that 2) that there are no private or governmental actions, suits, proceedings or investigations pending against Seller which could have an adverse effect on the Property; (3) that this agreement contemplates full compensation for any and all real property interests for the entirety of the property, including, but not necessarily limited to severance damages, remainder damages, as well as expert fees and costs; and (4) shall also include any and all business damages, if any.
