For low-slope roofing over 1/2”/ft. on existing buildings, provide a two-ply modified bitumen sheet roofing system, SBS Base/SBS Premium, by Firestone Building Products Co., with manufacturers 15 year total system warranty for all materials and labor. Minimum total thickness shall be 230 mils. Base sheet shall be a minimum of 80 mils. Top surfacing shall have continuous layer of white mineral granules and minimum thickness of 130 mils. Gabled Roofs or Shed Roofs: Asphalt shingle roof assemblies shall be provided over the trussed roof rafters and roof sheathing specified in Division 6. Underlayment shall be No. 30 asphalt saturated, organic felt, ASTM D-225. Edge strip shall be a 28 gauge prefinished, galvanized, steel or aluminum edge strip in selected color. Starter strips, valleys and flashing joints at dormers and other changes in direction/material shall be XX Xxxxx “Ice and Water Shield”. Nord Bitumi “Nordshiels” or GAF “Weather Watch”. Valleys shall be No. 90, mineral surfaced, roll roofing, ASTM D-249, with color to match shingles. Asphalt shingles shall be Class "A" fire and wind resistance, self-sealing shingles of 250 lb. minimum weight per square. Shingles shall be approximately 17" x 40" with a 7-1/2" exposure, equal to GAF "Slateline" fiberglass reinforced shingle, with a 30 year Warranty. Hip and ridge cap shingles shall match in color and texture. Prefinished, aluminum gutters and downspouts shall be provided to conduit storm water away from the building. Provide precast concrete splash blocks at each downspout.
Roof Construction. The Landlord shall install the roof deck, roof insulation and the roof membrane. The roof system shall comply with Class I-90 requirements of Factory Mutual I-28 Latest Edition or satisfy all applicable codes at the time of construction. The roof assembly will consist of 22 gauge steel deck, mechanically fastened 2.5” polyisocyanuarate rigid insulation, and a fully adhered single-ply .060 mil EPDM roof as manufactured by Carlisle, Firestone, or an equivalent manufacturer. The roof surface shall be constructed with positive drainage in four directions to minimize ponding of water on the roof and to direct all stormwater runoff to interior roof leaders that will direct runoff via underground pipes beneath the slab to the site outfall locations. No roof drains shall be visible from the exterior of the building to preserve the aesthetic value of the Landlord’s Premises. The roof membrane and insulation shall have a warranty from the roof manufacturer for a period of no less than ten (10) years. Roof insulation shall be rigid board insulation with a minimum R-value of 12. Roof insulation shall be mechanically fastened to the roof deck throughout the entire roof area. The top of the exterior parapet walls shall be covering with a metal gravel stop or full aluminum coping as selected by the Landlord. Overflow roof drains shall be provided for each interior roof leader to eliminate the need for scuppers through the exterior walls of the building. Tenant shall contract directly with Landlord’s roofing contractor for the preparation and repair of all roof penetrations (i.e. pitch pockets, vent pipes, exhaust fans, etc.) needed during the construction of the Tenant Improvements so that the manufacturer’s warranty for the roof system is maintained. OFFICE FINISHES WITHIN DEMISED PREMISES Partitions: All interior partitions shall be installed by the Tenant. Floor Covering: All floor covering shall be installed by the Tenant. Acoustical Ceiling Tile (ACT) All ACT shall be installed by the Tenant. Doors: All interior doors shall be installed by the Tenant. Bathroom Finishes: All bathroom finishes shall be installed by the Tenant. HEATING, VENTILATING, AND AIR CONDITIONING (HVAC): All HVAC equipment for the Demised Premises shall be installed by Tenant. The roof will be constructed of 0.125" (3 mm) bright aluminum treadplate and supported by 2.00" (51 mm) square 0.125" (3 mm) wall tubing welded in place approximately 12.00" (305 mm) on center. The roof will be further reinforced with 2.00" (51 mm) square gussets welded approximately every 48.00" (1219 mm). The roof perimeters will be constructed of a 3.00" (76 mm) radius extrusion with an integral drip molding. The roof extrusion will also have an inset allowing the roof panel to be recessed into the extrusion giving further support and sealing effect at the outside edge. The roof panel will be welded to the roof extrusions and supports. All roof seams will be continuously welded.
