RIDER TO LEASE. THIS RIDER TO LEASE ("Rider") is attached to and forms a part of that certain Lease dated as of March 10, 1998 by and between 505 HAMIXXXX XXXNUE PARTNERS ("Landlord") and GARAXX.XXX, x California corporation ("Tenant") (the "Lease") and serves to amend and supplement the Lease. In the event of any conflict between the terms of the Lease and the terms of this Rider, the terms of this Rider shall control. Capitalized terms used herein shall have the meaning given them in the Lease.

RIDER TO LEASE. LESSEE and LESSOR agree LESSEE's current proportionate share of common area parking spaces shall be no less than 225 and shall be within 1,200 feet of the building entrance. LESSEE's use of said parking spaces for its employees and business invitees shall not at any time exceed 300.
