Restrictions on Certain Parcels. During the term of the Albertson’s Lease (including all extensions and renewals thereof), no portion of the Shopping Center other than the Leased Premises shall be used as a supermarket (which shall be defined as any store or department containing at least 5,000 square feet of Floor Area, including aisle space and storage, primarily devoted to the retail sale of food for off-premises consumption); as a bakery or delicatessen; for the sale of fresh or frozen meat, fish, poultry or produce for off-premises consumption; or for the sale of alcoholic beverages for off-premises consumption.; provided, however, this provision shall not prohibit the operation of the following stores in the Shopping Center: a donut shop; a sandwich shop allowing on-premises consumption; a take-out or take- and-bake pizza store; a store primarily selling ice cream and/or candy; a retail operation primarily selling gourmet coffee and, for on premises consumption, pastries; and a liquor store selling alcoholic beverages for off-premises consumption in the Building location identified as “Liquor Store” on Exhibit “A” provided that any of the foregoing permitted uses shall have a total Floor Area of no more than 2,000 square feet for each of such uses.
